Rainier Meadow Apartments

Was a decent enough place to live for the short time we were there, and the residents as a whole are fantastic. We bought a house and broke our lease early, and we left the place in near-perfect condition. Nearly two months later we haven't received our deposit back, nor have we received a letter explaining why (violation of RCW 59.18.280). I reached out to the landlord and was told that the carpet had to be replaced (we have pets) and there were multiple items to be cleaned, with a bill in excess of $800. I asked for clarification and proof, which I never received until I reached out again over a week later. We lived at Rainier Meadows for several years and were consistently reliable tenants. We always paid our rent on time—even through COVID and after rent increased by $800 over the years. I didn’t have time to deep clean at move-out and I fully expected a reasonable cleaning fee to be deducted. But no. Matthew withheld my entire deposit and even billed me for petty items like oven drip pans and microwave filters. Seriously!? He deducted nearly $280 for painting and paint, which, after several years of tenancy, should be considered normal wear and tear and routine maintenance. It shouldn’t be a tenant’s responsibility. I’ve had a great experience renting here so far. Very accommodating, maintenance is quick to respond, Matthew in the office is excellent. My unit had just been updated and it’s lovely. The property is well maintained and the plants and flowers are beautiful. Neighbors are all very nice and it’s located in a quiet area. Would absolutely recommend to everyone!

I lived here for a year it’s a safe clean area is quite the neighborhood is great the neighbors are nice most of them are older and stick to themselves the units are nice and fresh if anything broken it was fixed within a week Matthew is nice and responds very fast the maintenance guy is nice the landscaping at this property is really good everyone puts work into it and it looks amazing great management over all really good !

I lived at Rainier Meadows for 2 years and I have recently moved out. When I received my security deposit, I was charged $260.00 for "touch up cleaning, windows". This was after I did a walk through with the resident manager, Matthew, who said there was only some dirt in the sliding glass window track. I can tell you that I left that unit cleaner than when I moved into it (the bathtub was black with grime they couldn't get out so I showered with sandals on until they sprayed it with a new coating). While $260.00 isn't a huge amount of money, it's really the principle. I spoke with Matthew about this and was told he would look into it and call me back. That was 4 days ago and I've heard nothing.
