Terrible. This place makes me never want to rent again. The staff treats you like you are less than human. They force you to go with out heat, AC, or hotwater for weeks then when you get mad because you don't have these things even though you pay your rent on time they threaten to charge you a late fee for with holding or act like you're crazy cause it's freezing temps outside and you have no heat or it's 90 degrees and have no AC or you have no hotwater to shower with. If I could give negative stars I would. The literally don't care about you and treat you like garbage.

Tldr; Difficult for me to recommend. Objectively, the worst company I've rented from. I lived in a house managed by Provident for 2 years. I felt like my rent was fair given the location and home, but that's the only positive thing I can say. Probably worth mentioning that I made all 24 rent payments on time. My largely ignored grievences: Utilities were never transitioned from my name. Not sure who's responsibility that is(property owner vs Provident), but I was clearly instructed more than once not to have them turned off and I ended up getting billed for more than one month after my lease ended. I'll toss in a picture of the instructions. I also didn't feel fairly treated with regards to security deposit. The process was slow(damages report was shared with me on 5/15 and a check was

When this company was ran by just MDS Group, I only had a few problems coming from the office.. but now that they’ve merged with Provident Management and my property got taken over by some foreign lady who barely speaks English, I’ve been treated in the most unpleasant way by staff over in this office for the past year. Not only have I caught them on multiple times being dishonest and working against me instead of with me, they are attempting to charge me excessively for things that are NOT legitimate. It’s stemming from someone not doing their JOB. I would strongly advise anyone looking into one of their properties to continue their search. You will be treated very poorly and talked to as if you’re not human. I’ve asked to speak with a manager countless times but this request keeps being

If I could give no stars I would. They literally broke me as a human being. Treated me and the other tenants like garage, didn't care at all what happened to me inside their building, and are some of the greediest people I've ever dealt with. I would write out some of the details here, but it's not even worth me reliving the awful treatment I received from them. Do not be swayed by their cheap rent prices, you will end up paying the difference in other ways, financially and emotionally. I reported them to the Attorney General for business misconduct and the BBB, but they know they have all the power here, so they basically just replied with "None of that happened" and if I want to keep fighting them, it will be on my own time and own dime. Hopefully you do not live next to one of the properties managed by this company. I have had 2 large limbs break off during storms, damaging flowerbeds and patio furniture. This last time one limb put a 3 inch hole in my roof. I paid $1600 to have one section removed last spring, but another one came down early this month. I have called and left messages and Crystal has never returned my calls. There is another large limb that hangs high above my garden shed. If that is destroyed, I am getting a lawyer.
