My daughter rented a duplex through Precept Properties for one year. During that time she and I had numerous interactions with Marlyn Miller, the property manager. Marlyn was always so easy to get in touch with, very responsive, and always followed up to make sure things had been taken care of. I highly recommend Precept Properties! Marlyn was exceptional in every way.

I am writing to share a deeply disappointing experience regarding the handling of my security deposit. For the entirety of our two-year tenancy, we were exemplary tenants. We maintained the property in immaculate condition and took great care to prevent any issues beyond normal wear and tear. In fact, we went above and beyond, leaving the residence in a better state than when we arrived by making several minor improvements at our own expense. Despite our meticulous care and the property's excellent condition upon our departure, the landlord, Marlyn, withheld nearly our entire security deposit. Marlyn helped me n my husband with our application process and even though we didn’t get approved she was quick and let us know ASAP. I’m just glad they have a free application process because it only took a day for them to get back to us unlike all the ones we’ve had to pay for and wait longer just to be denied.
