Overture Flats

My husband and I absolutely loved living at this apartment complex! The location is good, you're surrounded by all the essentials. Meijer, Walmart, Target, and Sam’s Club are just a quick drive away, and if you’re like me and love coffee, there’s a Starbucks within walking distance. There’s also no shortage of restaurants and shops nearby, which makes life super convenient. The complex itself is great for walking around, and in the summer, the pool area is the perfect place to relax. The BBQ area? It’s a nice bonus for any grill enthusiast like me. What really sets this place apart is the management team. They are genuinely kind, always responsive, and go out of their way to make life enjoyable for residents. I have been frequenting Overture Flats for the last several months due to visiting a friend. The grounds always look clean and well-manicured. My dealings with staff has been infrequent but always pleasant. The office staff is kind and quick to respond to my friend's requests, as is maintenance. Despite below zero temps this past weekend, I observed the maintenance staff removing snow in below zero temps. All sidewalks and common areas (e.g. mailboxes) were cleared and easily accessible. Overture Flats appears to care about its residents.

I’ve resided at Overture Flats for approximately two years and want to share my experience as objectively as possible. The property itself is very pleasant, offering well-maintained amenities, friendly neighbors (and their pets), and an exceptional maintenance team. During my time here, any maintenance requests I submitted were addressed promptly and with care. The maintenance staff have always been courteous and professional—one even replaced my refrigerator in the middle of a snowfall, which was greatly appreciated. As with any apartment community, there are a few drawbacks. The dog park occasionally has uncollected waste from certain pet owners, and the trash compactor can experience minor issues from time to time. These are relatively small inconveniences. I experienced two separate sewer leaks from the bathroom ceiling that continued for more than two weeks. After the leak finally stopped, it took an additional two weeks for the repairs and patch work to be completed. The mold and mildew caused by the leak were never addressed, and the open hole in the drywall allowed an influx of spiders and spider eggs throughout the apartment. The odor in the unit became unbearable, and family and friends who had planned to visit had to make alternative arrangements. Throughout this entire situation, even though there was a baby staying in the apartment at the time- no accommodations were offered to me- I had to pay for them all out of pocket. Glad to have hot water again. Job well done when it was finally addressed. I wish I didn’t have to take 3 cold shower’s before repair was complete. Any apartment complex, especially a large one with 150-200 units with rent in this ballpark should have on-call weekend maintenance that responds next day, especially over issues like no hot water, AC or heat not working, major plumbing issues, etcetera.
