ODP Property Management (fka Open Door Properties)

My initial experience with ODP Management was positive. Each staff person was courteous. My son was an excellent tenant and I made sure that all rental payments were on time or paid several months in advance. Inspections doing the year were always complimentary because the house was kept in excellent condition. However, I was extremely disappointed and upset that ODP kept half of my deposit for several things that made no sense at all! The house was left in excellent condition yet there was a $247.50 fee for clean up, a $308 charge for landscaping and $165 charge for ozone odor in a small bar area. My son informed ODP that there was a pet odor when he moved in. As per the lease, my son did not have a pet. I also paid a company to mow the lawn prior to move out and I paid Stanley Steame

Recently submitted a maintenance ticket and originally Jessica was very dismissive and referred me to the city. After calling the city of temple and being unable to resolve my problem Ben made it a point to call back and follow up. He came out and I felt understood and not crazy. Our water pressure was so low! He took the time to measure it before, with water running and then after fixing it. OMG I am so thankful he helped us out. Ben did an amazing job and has been respectful each time he’s had to come out and assist us! I can now wash my hands after using the restroom and have normal water pressure!! Thanks Ben!!! Amazing work, he deserves a raise!

Ben our Service Tech is amazing! He is always friendly and courteous no matter how difficult the task. He always goes above and beyond the call of duty. If I could I would give him 10 stars!

I have been dealing with an ongoing account discrepancy spanning several years. Specifically, the 1099 amount reported by the company does not match the actual deposits made to my bank account, with a difference of approximately $4,000. I am currently pursuing this matter with both the IRS and the company’s management. Unfortunately, due to time constraints, I have not been able to dedicate the 8–10 hours necessary to thoroughly compile and cross-reference all the supporting documentation from my bank statements and the issued 1099 forms. As time passes, resolving this has become increasingly difficult. The company has since initiated a contract termination, citing this and other reasons.
