I had an excellent experience working with Tos at Modern Cactus Apartments. From the very beginning, Tos provided top-tier customer service and made the entire process smooth, professional, and stress-free. Tos was knowledgeable, patient, and extremely helpful. She took the time to answer all of my questions clearly and made sure I felt comfortable every step of the way. What stood out most was her positive attitude and genuine willingness to help — she didn’t just do her job, she went above and beyond. The lowest, least ethical, unprofessional, incompetent and extortionate residential experience of my life. They keep coming up with new amounts they claim I owe them nearly 3 years after I vacated. The amount “owed” (NOT!) is different each time they come after and threaten me. They’re never explain it. They’re trying g to charge me to repaint when it wasn’t properly pained when I moved in. They just sent me another final notice for an amount they’ve never explained or asked me for before. They tried this two years ago with a different amount and then backed off. They’re back. Before I moved to this tenement, I was promised (from overseas) an apartment with a balcony and booked sight unseen as I needed a place on my arrival to the USA. I found Larry and Dan of the Modern Cactus' management team to be extremely helpful. They are both very professional, accommodating, and quick to respond to my every need. Being a tenant here has been my best rental experience ever. I highly recommend Modern Cactus to anyone looking to make Palm Springs their home. I have lived here for 2 years and sadly for these last 2 years it has been a rough experience. The office manager Andria has never seemed like an ally to me but more of an enemy. Which doesn’t make sense considering she works for me. The rules are too strict, yet they aren’t when it comes to them. They change rules and prices constantly. They have a huge roach problem and homeless coming in and out as they please. They have even had homeless stay in vacant apartments. They only have security at night, not all day. Things are constantly breaking. The biggest problem we have had since being here for 2 years is their roach problem, which is really manifestation. The common hallways and doors all need painting They say luxurious apartments and halls are in rough shape. Pool furniture is old and faded. Now a 2 month update is needed !! First , they are a smoke free property but they do not have that on their web site and staff do not disclose it. I smoke cigs and any place I’ve rented you can smoke on the patio outside. Not here ! Anyways, just be aware if this as nobody will tell ya. Second here is the list of issues upon move in that I experienced. Leak in ceiling that produced a mushroom. Still this has not been fixed!
