Los Olivos at Irvine Spectrum

DO NOT MOVE HERE. THIS PLACE HAS BECOME THE SANTA ANA OF IRVINE. THERE'S A 100 REASONS WHY THE RENT PRICE HAS DROPPED $300 IN THE PAST 3 MONTHS FOR NEW TENANTS. Read other reviews of others who have also seen the rapid decline of living conditions here. Vacancy is low so any illegal behaviors won't be dealt with to keep the units filled even if it means at the expense of the rest of the community. Dead rats in apartment buildings, non stop smoking by neighbors, and apartment management could care less about its tenants. Been here for 3 years and this place has become a dump. Management has destroyed what used to be a nice complex. None of the pools are heated as they say, 4 out of 6 pools are currently out of order. None of the hot tubs work. Puke at the pool last night. The Los Olivos living experience is one I'll never forget and will always compare everything else to . The community is absolutely stunning and peaceful. Thank you to the amazing leasing and maintenance team who were always very fast and friendly to assist.I want to give a shout out to Rona in the leasing office . She was always very helpful , knowledgeable , and super kind. Going to miss the hospitality that came with living in this community. 100/10 recommend .

Living at Los Olivos has been an overwhelmingly positive experience. The community itself is beautiful, with exceptional amenities, but what truly sets it apart are the Leasing Office and Maintenance Teams. They’re consistently attentive, friendly, and genuinely committed to making residents feel supported. A special thank you goes to Michelle Marroquin, whose compassion and professionalism is appreciated beyond words. She approaches interactions with patience and care, and it’s clear she takes pride in helping residents feel at home. If you’re looking for a place where the staff truly cares, the service goes above and beyond, and is a beautiful place to live, Los Olivos is your place to call home.

Lived here since 2021. Quality of service and care for the property has declined since that time. Pros: Maintenance is responsive, the amenities are nice (although not always functional), very walkable, proximity to shopping, and the café is very convenient to have. Cons: Resident Services (RS) is not very responsive, and you must go to the leasing office in person if you need any type of service that doesn’t require you giving them money. Dog poop is rampant throughout the property and owners are inconsiderate of their neighbors and RS does not seem to care. In addition to the dog poop, the great lawn is frequently used by dogs and consistently has dog poop on it although dogs are prohibited from using it – so sorry if you wanted to play on it with your kids or have a picnic.
