If you value your money do not rent from them. If you want a happy experience don't rent from them. If you don't want to pay for the mistakes there maintenance makes don't rent from them. If you want to be treated with respect don't talk to August. If you want heat in your apartment don't rent from them. If you want maintenance requests to be completed within a month don't rent from them. If you want to be able to move your car after a snow storm don't rent from them. Bottom like there are much better places to rent from.

If you are looking for an affordable, easy place to live near Ithaca College, please look elsewhere. I lived in a Solar Townhouse (at 1053 Danby Road). The property manager, August, was hard to reach, and the rental office hours were not staffed during the posted hours. Maintenance requests were not honored/fulfilled on time or at all, and the owners clearly took financial advantage of their college-student tenants by not fulfilling agreements in the lease. A few examples: 1) I was written a parking ticket from the landlord for "no parking pass," which I indeed purchased for $100 and had displayed on the left rear window as instructed. I lived here for one year, and my apartment never had a functional heating system. I notified the landlord multiple times and they refused to fix the issue. They went so far as to photo copy the user manual for the heater to give to me, because I guess to them it was more likely that I was too incompetent to understand a basic heating unit than that the heater was actually broken. At one point a heater repairman came and confirmed the heating unit itself was functional, but the fuse it was connected to was not. The landlord did not listen to this professional heater repairman, and instead decided to switch out the heating unit for a new one. This was it absolute worst landlord experience I've ever had. When I moved in, the apartment was not at all made ready for me. There were holes in the wall marks in the wall from the previous tenant and no fresh paint was applied prior to my moving in. Had to deal with dirty walls and hooks and nails and other fixtures from the previous tenant. When I complained to August his response was that I didn't give him enough time to take care of all of this which is absolute BS because he had five days to attend all of this aside from the fact that he never said anything to me about needing more time to make the apartment ready for me. Ithaca Estates Realty is super sketchy and unprofessional. Well, Evan Monkmeyer is anyway, his brother August does his best to clean up his mess, and is more professional, at least in my experience. Evan is elusive, does not respond to emails, texts, or phone calls. He makes demands/promises in person but refuses to put them in writing so he can maintain plausible deniability. I put in a maintenance request in February, and when I moved out in August, it’s still had not ever been resolved or even acknowledged. He also evicted people during the pandemic, which was illegal. I would never rent from him again, and I would STRONGLY encourage anyone thinking of renting from him to look elsewhere. He is a bad and shady landlord and not worth the headache.
