The apartment itself is a decent size, but the appliances are ancient, barely work, and management refuses to replace them. Even worse, the new maintenance team is completely incompetent. When my smoke detector started going off, I was put on hold for about 10 minutes and then told it “wasn’t an emergency.” The guy on the phone tried to give me instructions to stop it, clearly not realizing it’s hard-wired into the wall. I genuinely don’t know how I’m supposed to sleep or get any work done with nonstop, ear-splitting beeping. It’s pretty clear they don’t actually care about tenants’ safety or basic living conditions after hours. UPDATE: After days of back and forth, maintenance finally came and “fixed” it, only for it to start beeping again immediately. The fire department had to come out

Clean, beautiful apartment building 2 blocks from Cornell University. Friendly staff, very responsive and personable. Great security and gated parking. One of the few buildings with air-conditioning which made a huge difference! Packages delivered directly to your door or left inside your apartment. Staff very accommodating during move in. Special thank you to Douglas who does a fantastic job managing the building. Could not be happier!

I had the most amazing 2 years living at 312. The apartment is a short walk from campus and safe to walk to and from at night with the new street lights installed a year ago. The management is super responsive and cooperative. It’s always clean and the spaces are really cozy. If you’re able, I highly recommend staying at 312 during your studies!

I had an amazing 2 years living here! My partner and I shared a 1-bed place with an incredible view over downtown Ithaca. The study spaces and gym are newly refurbished and really nice. Management, staff, and maintenance folks were all friendly and approachable! Highly recommend!
