Worst REO property management co. I've ever encountered. They post on the front door of properties that are on the market with realtors that the MORTGAGE CO. HIRED stating "Hey, this property is vacant, squatters welcome." I can understand the flyer saying "in case of emergency, contact, etc.", but why on earth would you advertise to the public stating a property is vacant - this is NOT protecting the mortgage co's asset - you're welcoming squatters or anyone to cause damage to the property!! You never respond to emails and when you call them, they're clueless. How could the managers of this company think this is okay???!! You need to revise your flyers to remove the part about it being vacant......UNSAFE FOR THE REALTORS WHO HAVE IT LISTED AND UNSAFE FOR THE NEIGHBORHOOD!! Do bett

After a tree fell down from one of their properties on Saturday I spoke to the after hours rep who said that there was nothing that they could do about it until Monday. Mind you this tree was blocking a driveway and came across two houses backyards there was an emergency between Saturday, and now today is Thursday and there is nothing that they could do about that. The driveway is a one-way driveway, With surroundings blocked off and they have a small child that lives there. After speaking to them on Monday, I was promised somebody was coming out. Nobody showed got a text message saying that they were coming out on Tuesday. Nobody showed called and spoke to the receptionist on Tuesday. Since July of 2025 my home was winterized due to me being pregnant and not being able to cut my grass so it got too high and they labeled my property as "vacant". I have called 3 times now trying to let them know the property is not vacant and that I need my water turned back on. They said they would do it and have yet to do it after 2 months. I've had to go elsewhere for anything I need water for. They also went inside my home without permission to do this. I now have cameras because of this!!

September 26, 2024. My home flooded from hurricane Helene. Through Loan Care I have been restoring my home for my insurance claim money each phase required an inspection and they use guardian asset management out of the three inspections two of them went well. The last inspection found my house at 70% and that inspector was a joke. Now I’m ready for my final inspection for the mortgage company not only have I called the mortgage company four times asking why nobody has called to do the inspection today. I had to call guardian and the woman gave me the wrong phone number for an inspector who supposedly was supposed to have it completed yesterday yet this person hasn’t reached out via text or phone call and the number that she gave me is not even his number it’s a phone number for some Medic

I caution anyone against utilizing this company’s services. If you have any sort of urgent issue they are zero help. We are on day three of trying to get any sort of information and all we get is the same receptionist who can’t answer any questions and tells us they are “sending our info to the team” who does not return our calls. Horrible customer service. They have illegally locked us out of our home that is under active construction due to it appearing “vacant”.
