We are absolutely thrilled with our new home being built by Gemstone in Hurricane, UT! From the start, everyone at Gemstone has been very attentive to our wants and needs. The entire process has been smooth, transparent, and exceeded our expectations. They have stayed on schedule and any minor issues that arose were handled promptly and professionally.

Avoid this rental company - they ignore you and take your money. We applied to rent a home and paid $60 in application fees only to find out the home was not available at the time we applied. I called and sent emails but got no valid response.

Gemstone property managers are horrible at honoring written contracts. As a owner I had a tenant move out and left my townhome filthy dirty, they don't do regular inspections, they deny deny and deny any wrong doing. They refused to give me any of the tenant deposit so I can get it cleaned properly. Don't matter if you rent or buy get ready for an experience that you weren't expecting. The CCR's don't count unless it's in their favor.

I loved our time renting from Gemstone! They were patient and professional and we loved the neighborhood and home! Most important, they were honest and fair with their deposit return! Everything I was charged with moving out was what I expected (i.e. lost garage remote, hole patching in garage, etc). I was happy with their labor fee cost as it seemed fair and appropriate. I've lived in 5 different places in 2 years and Gemstone was the first property who seemed honest and fair with their deposit returns! If I had to critique one thing it is they sometimes can be a little slow to respond to text messages but it didnt bother me too much. (Also, there was no incentive for this review, I'm writing out of my own will and desire).

I hate to ever write a negative review, but I have to. I just moved out of a furnished rental. I lived in this home alone. I was hardly ever home. I got nothing back from my deposit. I had to hire a carpet cleaning company and I cleaned the house spotless. It was a 3 bedroom house and I never used 2 of the rooms. I was even charged for a wall outlet not working. Seriously, that's on me? There was literally 1 tiny ding in 1 wall less than the size of a dime. I got charged for new painting. They claim my pup that I had for 2 months destroyed the already dead back yard. There was maybe 40 sq feet of yard and they charged me for new sod. I went and peaked in the back yard, big surprise, no new sod back there. I feel so ripped off. If anyone were to rent with kids living there, I can't imagine
