Forest Hill Terrace Apartment

I have been a tenant since 2022 and I feel safe in my apartment and have fabulous neighbors. Newark unfortunately will always have a negative stigma, however, Forrest hills terrace does there very best to keep the area safe and the grounds clean. My biggest compliment goes to Justin in management. Justin exemplifies professionalism, integrity, patience and honesty. Anytime I had a concern with any issue, Justin made sure that my concerns were met within a timely manner and held with respect. Justin and Alex definitely make Forest Hills Terrace shine bright like a diamond. Parking is street parking and you can find a spot to safely park your car. I lived here for 5 years I feel safe in my apartment this is one of the better areas in Newark has been for over 40 years close to light rail to Newark penn station the park is beautiful I walk thru it all the time,when you call to put work order in they usually handle it right away anywhere you go they have some issues. I can say the good outweighs the bad here

Normally my rating would be a 4. The owner & corporate team remove 2 points through their lack of concern for tenants, unresponsiveness, and inaction with handling severe issues. Overall the property is good. The property manager Justin is outstanding. He's very responsive & does what he can to help fix issues. He & the maintenance staff do their best with a short crew. The owner/corporate office team can't care less about tenants experiencing critical issues regarding maintenance. I live on the 3rd floor. The roof has had problems for 8 months and work can't be done without corporate/owner approval. It's resulted in a ceiling leak I've been dealing with for about 1 year that has grown from 1 to 4 leaks inside. They haven't responded to a single email regarding the matter from me

The buildings are extremely old. Often times the pipes leave a brownish tint to shower and cooking water. Hot water is always out and it's a danger to small children.

As a long-time resident of Forest Hills Terrace apartments my experience with both property management and facilities maintenance staff has always been responsive, respectful and accommodating. I appreciate a comfortable environment.
