We were in the process of renting a property managed by this company, and the experience was one of the most uncomfortable rental processes I’ve ever dealt with. At the walkthrough, we were told the pet deposit would probably be around $500 per pet. After approval, that changed to $800 per pet ($1,600 refundable). We offered $1,200 non-refundable instead. They declined guaranteed money and countered with $1,600 refundable plus an additional $1,000 non-refundable. After more back and forth, we ended up at $1,000 upfront and $600 over three months, all refundable. The numbers kept shifting and the negotiation felt unnecessary and inconsistent. Ill start by saying the apartment was fine overall. However, the apartment clearly had not been cleaned when I moved in. But I still got charged for a cleaning fee when I moved out ~250-$300. They also charged me for a broken fridge shelf. The broken shelf I literally put on my move in papers, yet they charged me for it anyway. Do they even check the move in papers? I doubt it. After fighting them they say they will reimburse me for the shelf. I have to ask multiple times and finally after 6 weeks I get a check. They charged me $240 for a fridge shelf. Basically they will overcharge you on every single repair. I will include a picture of the shelf. There was also a deep dent in the wall from the door handle when i moved in. We recently commenced our tenancy with Delta Properties and have been thoroughly impressed thus far. Their prompt responses and patience with us, as first-time house renters transitioning from apartment living, have been greatly appreciated. They have demonstrated exceptional tolerance in addressing our numerous queries without displaying any annoyance. Moreover, maintenance requests have been swiftly addressed. Their unwavering assistance has led us to highly recommend Delta Properties, and we anticipate a long-term partnership until we are ready to purchase a home. This company is ridiculous!! They charged me for things that were in the house when I moved in not to mention the cleaning and the supposed maintenance. I had cleaned that house top to bottom considering I didn't have much when I moved to the house. But yet I'm charge for it anyways. The hiuse was dirty wh3n I moved in. But j cleaned it anyways. The blinds were broken and old. But I didn't notice until after I did my walk through with the inspection papers. They are terrible. I would not rent from them ever again...

They are legitimately the best rental company I've ever dealt with. Anytime I have had a maintenance request, it was always handled in a timely matter. The receptionists are all immensely kind, understanding, and overall a pleasure to speak with. If I ever need to relocate, I will 100% contact them first. The home I rent now was recently sold to new owners and I'm literally going to miss Delta. Don't take the bad reviews too seriously. If you are a respectful tenant you'll love them!
