Delev Corporation Property Management Services

My experience with Delev Corp, also known as Gem Property Management, has been nothing short of disastrous. As someone with a solid understanding of property management, thanks to my best friend’s involvement in the corporate sector, I expected a much higher standard of service. Unfortunately, this company has continually failed to maintain the property adequately. For instance, there is a broken cement staircase that caused my neighbor to fall and require urgent medical attention, yet this issue remains unaddressed. Moreover, there has been a serious and ongoing gas leak that has been completely ignored, putting residents at risk. Nick, the property manager, has proven to be incredibly ineffective, and now we find ourselves having to quadruple our payments just to catch up on the reserve

I had lived at one of the properties managed by Delev Corp from 1988 through childhood and had a close relative live there until his sudden passing January 2023. For decades, there was identity theft, mail theft, vandalism, harassment, sewage leaks, as well as the theft of the contents of the deceased's apartment following his passing and J Evans leaving the apartment opened and unlocked for weeks to allow theft and vandalism to occur. Apartment was not up to fire code as the cars parked back to back would make any form of intervention via fire truck impossible, making it a death trap to my low income father who lived there on his social security pension.

No ever returns your emails. When you need an answer to a problem you are having no one returns your email. The only time they contact you is to slap you with a ridiculous warning about things you do wrong or which they say is wrong. Example: I am living here for 24 years and in the front of my condo was nothing but a patch of nasty dirt. When questioned about it, the answer is Yes we are working on it! Fast forward years later still nothing. I planted some plants myself and looks beautiful. But some people living in my complex didn’t think so, they said it was against the by laws! Fast forward again other units have flowers in front of their complex and nothing was said. The list goes on so giving this management company 2 stars was me be generous.Lisa

Delev is a very competent property management company. Shelby is very responsive, and adept at resolving any issues that arise, which are always handled in a timely manner. She is pleasant and professional, and very dependable. Phone calls are always returned, our meetings are organized and well run, and our property is very well kept. I highly recommend Delev and Shelby.

We continue to have ongoing issues with the abhorrent disregard and lack of management practices by Delev Corp, especially when it comes to addressing and remediating issues involving water and flooding issues with our condo and garage. My husband and I have repeatedly reached out to the “management” office via email, phone calls and texts voicing our concerns and asking for help which continue to fall upon deaf ears. There are foundation issues/cracks which need to be addressed and fixed, gutters that need to be properly cleaned and maintained on a regular and frequent basis and trees that need to be significantly trimmed which would allow the gutters to remain debris free and properly drain and alleviate the ongoing issue of water pouring into our garage and condo hallway.
