This was a very frustrating and concerning experience. My wife and I were each charged a $45 application fee ($90 total) after being told during the apartment tour that no one had applied yet. Based on that information, we proceeded in good faith and submitted our applications. Only after paying and completing the entire process did we find out that another applicant had already been selected or was being processed for the unit. Accepting application fees while a unit is no longer genuinely available is highly misleading and raises serious concerns about transparency and business practices. Beyond the $90 we lost, we also invested significant time gathering documents and completing the applications. This situation could have been avoided with honest communication. I strongly recommend

We rented a home managed by Cova Realty for four years. Kadhine Vazquez-Navarro, Kimberly Vazquez, and Jerry Reyes were always responsive, responsible, and wonderful to work with. Jerry in particular went above and beyond a few times to be helpful; in my experience that is very rare in a management company!

Be careful if you choose to deal with this business. Intended to rent a home they "manage" but discovered it did not have central air as listed on the realtor.com site where I located the house and contacted Cova through (which means, obviously, at some point, Cova had created the listing on that site). I had submitted the $4,000 deposit already but had not signed the lease. Once I discovered the property did not have central air, as listed, everyone I spoke to at Cova tried to portray the situation as though it was my duty to locate the listing on their own website and that the listing on realtor.com was not their responsibility. If you’re a property owner asking these people to rent your home, I’d think about it again. They rent to people who have eviction notices, bad credit. Especially if your home is at the California Light House. Owners be aware! Your home may be rented to someone who has bad credit and bad rental History. They don’t like people with good credit and great jobs. I tried to bring it up to Eunice and Jason and they completely ignored it.
