Never rent a property from them if you can avoid it. This garbage organization will never answer a call. They will always send you to voicemail they never return. The odds of property management being in office are ten percent or less. They are quick to send out threats over parking violations but slow to do routine maintenance. What little maintenance they do requires 5-8 hours of water being shut off. With no prior notice. They will move you into old units with broken a/c. I had my mailbox key stolen. It took me 3 days to catch up with management and after a week I’m still waiting . I’m at Sunrise Fountain but I imagine they are garbage at all of their properties. Took over our HOA on December 1st 2022 and didn't make any announcements as to who to contact in emergency or who to make assessment payments to! Checks for assessments were going to old management, Horizon, who didn't help the situation and kept checks for two months!! Started right of the bat with discrimination against tenants by ignoring requests and targeting with unsubstantiated allegations! Recently homeowners were purposely denied access to community zoom meeting and weren't able to participate! We didn't get their full contact information posted in the building until after a fire consumed a unit in our building and one and a half months after they took over. After the recent heavy rains, I sent a request for maintenance informing them of wet carpet, smell of mildew and wet walls.
This company is absolutely horrendous to deal with (if you can get them to respond). I've had several issues with them and it feels like pulling teeth to get anything done. I rarely get a response from Stacey Garcia and when I do it's days later. Currently, I'm being overcharged for my HOA dues and I reached out to get this rectified but got no help. They are quick to charge you a late fee if you don't pay on time but when they overcharge you, it's radio silent. The building's been warned to not reach out to board members directly as their service is voluntary, which I completely agreed with. But if you can't reach out to anyone from the HOA and the property management company doesn't reply to you, what do you do?
Took over management for my HOA early 2022. Fine in the beginning but the past few months has devolved into being non-responsive, cutting corners that create more noise and mess for the community (e.g. landscape maintenance directed by Consensys to use mostly leaf blowers to empty standing water from broken creeks for hours instead of water pumps), and HOA fees have only increased likely due to the onboarding of their management company while accomplishing less than a self-managed board. [To this review's response, which ironically has been responded to way faster than any communication attempted directly to Consensys] Management staff was completely rude in their response and claims that they make contact when they absolutely have not. Consensys takes great care of my property. They have found and kept wonderful tenants. The annual inspections are really informative and I get a lot of pictures, so I have a good idea of the shape of my property without my needing to disturb the tenants. Reports are easy to understand and my distributions are deposited automatically into my bank account.
