BIRCHWOOD VILLAS APTS

I've been living at Birchwood Villa for two years and I love it. I've never had a problem with management. I've had two maintenance requests that were both addressed and fixed with in a few hours of letting them know about it. The complex does quarterly checks to insure the residents are keeping the apartments clean, change air filters and inspect for any sign of pests. They also do quarterly preventive treatment for pests. I've never seen any sign of pests and often talk to my neighbors about how much we love living at Birchwood Villa. It's truly a community. There is a community room, media room, and an exercise room. After reading comments left by a disgruntled resident, I just wanted to let anyone reading reviews know that the issue was with the resident. There is often a waiting list

A prison with a prison warden is a great word for this property. The Manager thinks she can dictate peoples lives , BUT only the weak people. Property management isn't owning people or acting as if you are a Goddess, because after all is said and done ,if it wasn't for the people that lived there you would not have a job. Gossip is also not part of being a property management. Otherwise this property is great. But I felt as if I was release out of prison when my lease was up. I drove off thinking YESSSSSSSS OUT OF HERE.

Any concerns or issues are addressed and resolved promptly. Community Manager & Maintenance Supervisor go well above and beyond expectations in maintaining and enhancing living conditions and grounds. Residents are friendly and respectful of surroundings and neighbors. In 3 years, I cannot state any bad experience whatsoever. Highly recommended!

My sister lived the Birchwood Villas a 55+ community in Manhattan, KS. She lived in the community for over a year and half and paid market rate. She died May 9, and we were told by Suzanne Perez (reported facility manager) on the exit walk through that the initial deposit of $200 would be refunded as there was no damage to the property. BUT HERE IT COMES...…..We were recently notified with a letter on 6/1/2018 that the $200 deposit would not be refunded as it was their policy not to refund the deposit if the lease was broken. I DO NOT CONSIDER DEATH TO BE A BROKEN LEASE. While this is not a large sum of money, I feel this is a loss of integrity and there are many families that may depend on these funds after a family member has passed away. I moved in Birchwood villas a year ago and moved out a month early before my lease was up but I paid the full month in the full deposit when I moved out everything was clean I never did get my deposit back she's very mean you cannot talk about God in front of her she's against God the manager and the office also smokes in her apartment you can smell it all over her clothes when she opens her door on the second floor you can smell it but she has the nerves to tell everyone else they cannot smoke in their apartments looks good very nice very cold windows are not sealed properly do not move at Birchwood villas they have mice on the first floor
