Barrett Properties withheld *$1,149 of a $1,250 security deposit*, returning only an insulting *$101*, after charging us for an *entirely new shower enclosure* due to a crack that appeared during normal use. Under Tennessee law, landlords may not deduct for *normal wear and tear*. A crack in an already dated, poorly constructed shower does *not* justify a full replacement. Instead of repairing the damaged component, Barrett Properties elected to *upgrade the bathroom* and billed us (the tenant) for it: - $799 for a new circular shower enclosure - $250 in labor - $100 "cleaning fee" This is not a repair. It is a **capital improvement**, and charging a tenant for it is improper. We did not damage the property through misuse or negligence. The shower was janky to begin with, and replacing

I have rented from Barrett Properties for over a year and have been very happy with the property manager, Michelle. She is quick to respond, friendly and helpful, flexible and easy to worth. We love our cute little yellow house and hope that Barrett plans to renovate more places in the area.
