When I was a RE Agent, I always recommended my clients to shop title companies, and not just default in using the one their mortgage bank was using because they could probably save on closing costs by using another title company. There is no law that states buyers have to use the title company that their mortgage bank is using. Ive seen situations where the title company the bank was using had closing costs higher than title companies chosen by buyer.
