Been here about a month and I can confirm: the apartment is mostly clean, which means I have achieved the rare and sacred milestone of “functional adult habitat.” The complex itself? Pretty standard. Some tenants don’t pick up the dog poop—so we’ve got little mystery landmines sprinkled around like it’s a weird scavenger hunt nobody asked for. Some dogs bark all day, and honestly… I don’t even feel mad, I just hope they’re okay. Like, sir, are you guarding the realm? Are you delivering an epic warning to the village? Blink twice if you need a treat and a hug. We had such a great experience leasing with Allandale Falls Apartments! From the start, everything was smooth, welcoming, and professional. The property is spacious, a lot of room for our doggos and the whole process felt stress-free. A huge thank you to Cody for going above and beyond to help us get exactly what we were looking for. He was patient, knowledgeable, and genuinely cared about making sure we were happy with our choice. It made such a difference having someone guide us through everything so easily. As first-time renters, we were a bit nervous starting out, but Allendale Apartments has exceeded our expectations in our first month here! The staff including Cody Horton have been incredibly kind, helpful, and patient—they've answered every question and made us feel right at home from day one. The place is comfortable, well-kept, and the community has a welcoming, safe feel. Everything's been handled quickly and with a smile. We're thrilled we chose Allendale—it's the perfect spot to begin our renting journey. Highly recommend!

Hands down this is the best Apartment Complex I have ever stayed in. About 3 years ago when I was scrambling to find a place to stay, because I was about homeless due to some backlash with a friend I was living with, Allandale Falls offered me a place to stay. Now a days, it's REALLY hard to find a place to live in a timely matter, and this place managed in less than A WEEK! Now let's go into what you can expect. This place has events that happen periodically such as Pizza party's and Pool Parties. There's an on site Pool, Gym AND Laundromat. The Staff is excellent and is willing to help you with any problems you may have. 24 hour on call staff in case of an emergency! This place has a variety of different Apartment set up to fit your needs. Me, my husband and our three cats live here ha

I’ve had nothing but positive experiences here. Cody is always kind and was very helpful whenever I had questions. Brittany, the assistant manager, and Melinda, the property manager, also great ladies who have made living here a breeze. The apartments are a great value for what you get, and it’s the perfect location on the outskirts of Kingsport. Maintenance is way ways quick and friendly too! Highly recommend!
