Acoma Square Apartments

I've been living here since April 2025. I started with a six-month lease and have since renewed for another full year because I feel so good about this place. Property managers Trace and Austin have been exceptional—they've really gone the extra mile for me, for this senior citizen, more than once. Their help and kindness mean a lot.Thanks to the entire management team and Zellis Residential, I feel truly safe and at home in this community. God bless America 47🇺🇸

This is based on my experience living in these apartments for a year. Pros: - Rent is relatively pretty affordable. - Units are recently renovated and are pretty nice. My unit included in-unit W/D and a dishwasher. - No major issues with management and all maintenance requests were addressed within 1 - 2 business days. - Cool courtyard. - Neighborhood is fine, albeit pretty boring. Cons: - Cheap rent attracts low quality tenants. Many of the neighbors are trashy and do not respect the property or their fellow tenants. - Walls are thin. My unit was on the ground floor and was attached to 4 other units, and I would hear conversations, fighting, TV, stomping, etc. from every single other unit on a daily basis. Edit: to the people complaining about Roaches and Mice I have never seen any in my building or heard anything from the neighbors. It is fairly clean beside the residents who can't seem to throw their trash in the dumpster and just leave it beside it, but that has nothing to do with management. While there are some bad reviews I haven't had any problems with the new management. The bills do change monthly but if you look into your lease the bills are split between the building as a whole then divided up by the number of people in the unit and how big it is. I dont have a problem with it at all. And this place is extremely affordable compared to everything else on the market. The insides are completely renovated with all new appliances, the only serious complaint I have is the heating system

Horrible apartments. Don’t live here they are full with mold, roaches, leaks & their heating system does not work! maintenance is horrible they will not come out unless you reach out the manager(if you get lucky) they have homeless living outside the apartments, it smells & all they want is your money. this is how we get treated after being on time with rent. if i could give it less than 0 stars i would.

Heed my warning and do not rent here!!!! This place will tell you one price and every month your rent will be more than its supposed to be even if you literally cut back on your usage around the apartment. Every month you will have random fees and charges added to your bill that should not even be placed on your account and if you try to pay in advance they will still add more charges onto your account right before the 1st of every month so you always end up paying extra. Emails go unanswered and you will never have a bill thats exactly what they said it would be. Look elsewhere or they will rob you as well I can't wait to move out of this dump.
