I’ve been a Wilkins tenant for about two years. I started in a studio and then transferred to a one bedroom in my same building. Most of their building are old, so with the “old building charm” are the occasional old building issues, but the maintenance team is super responsive and quick. I’ve never had to wait more than a day to have my maintenance requests completed. And when I’ve needed to contact the office the staff there have always been nice. Super understanding if you’re ever going through something too and need to make a late payment as long as you communicate with them and have a plan. (Rent being due on the 1st but having the grace period until the 5th is super generous of them). I also have a cat and don’t have to pay pet rent/pet deposit for it which has saved me so much money

I lived in a studio apartment under this management for about 2 years. The building is old and charming. The studio was actually spacious and unique. But the landlord special was everywhere. Nasty black hairs painted over in white paint in the bathroom. Black mold on the ceiling above shower that was painted over and never went away. Slowly looked worse and worse. The entire unit was extremely dirty when moving in, like they barely tried cleaning. Simply walking on the floors made the bottom of your feet black with dirt. I had to scrub on my hands and knees to get it clean while moving in. The floors were super uneven. Walls are extremely thin with basically 0 soundproofing and neighbors are unfriendly and rude. I have lived at the 1020 E Lyon building since May 1, 2024, and have been gaslit by management over multiple matters since I moved in. The apartment was not remotely ready on move-in day after we’d made an agreement that if I moved in the 1st of the month instead of the day prior, it would be ready. Not only was it not painted or cleaned; it was unsafe, with a loose outlet with a gaping hole in the wall around it. See photos and video. My roommate and I moved in 5 months ago and since then have found 10 American cockroaches. We live on Cass street on a first floor apartment. I understand this can be seen as “normal” living downtown, on the first floor, and in an older apartment. However, this unsanitary living. I wake up each morning searching the traps and moving things around to find a hidden cockroach. The cockroaches have been in our office, my bedroom, and the dining room. Maintenance is quick to react and very polite, but the cockroaches keep coming back. Be careful renting on a first floor on Cass st.
