Vivio on Tenth Apartments

I moved out of my unit at Vivio in early May and, despite fulfilling all responsibilities in my lease, I have still not received my security deposit—nearly three months later. I’ve contacted the new management (Vicinia Property Management) multiple times via email, and each time I’ve been told that the issue has been “escalated” or is “under review.” While I understand that the property recently underwent a management transition, that should not justify this kind of delay—especially when I’ve done everything correctly on my end. I paid a subleasing fee, always paid rent on time, returned my keys, and left the apartment in good condition. There were issues even before my partner got a chance to sign the lease, which were a clear sign to run. The management team seems uninformed about their own floor plans and constantly mixes things up, showing little concern for the repeated mistakes. During our tour, the hallways also had a strong odor of weed, which was very off putting. Overall, this place is not worth the stress or money. Save yourself the headache and look elsewhere!

I’ve lived here for only three months, and I already regret signing a lease. The washer/dryer combo they provide is genuinely terrible, it’s ruined several pieces of my clothing, and management doesn’t seem to care. Parking is another disaster. I pay every month for a reserved parking spot and a towing service, yet when someone parks in my spot, nothing is done. Management simply refuses to enforce the rules we’re literally paying for. On top of that, the first floor is consistently filthy. It’s obvious that basic cleaning and upkeep are not a priority here. For what this place charges, the quality and the management are honestly unacceptable.

Under the current management (as of 08/29/2022) the place has went downhill. New section of building was built/completed in 2020 when I moved in. It was nice then because it was brand new. Now, 2 years later, it looks like a dump. Most of the problem is the current management (or mismanagement) which has been promoted by the managing company Spectra Student Living. The property is not cared for which has led to the current conditions. Photos are attached of the disgusting conditions of the property which were taken on 08/29/2022 but the property has been like this for months under the current administration. This place is so nice! I toured and was very impressed. Location is great and the property is so clean. I highly recommend Vivio!!
