Living here was hands down the worst experience I’ve ever had with housing. Do not waste your money on this place. When I moved in, my unit was disgusting and unlivable: cockroaches crawling in the sink and even inside the couch cushions, flies everywhere, foul odors, stained mattress and couch, trash hidden under furniture, broken blinds, a broken ceiling fan, and more. It looked like no one had even bothered to clean before handing me the keys. Management pretended they would fix things — they promised pest control, cleaning, repairs, and a replacement mattress. None of it ever happened. They lied, stalled, and did absolutely nothing to resolve the problems. Instead, they hid behind the excuse that I accepted the unit “as-is,” as if that magically allows them to rent out roach-infested

Okay. It’s time. I lived at UV Fullerton from Fall 2022 to Summer 2024, and I would not wish the experience on my worst enemy. Save yourself the hassle, sleepless nights, wasted money, headaches, tears, and nightmares. Live anywhere else. Live at home if you can. Living on campus would be better. Do not live here. (Oh, and those positive reviews? Notice they are from years ago, often written by people who have never lived here, just toured, or by parents. Read the ones from recent tenants to see the real story.) Why You Should Avoid UVF: 1. Lack of Parking: The complex had no parking system and left residents to fend for themselves. * From the start, my paid space was often inaccessible due to unpermitted vehicles, fake permits, cars in fire lanes, and construction vehicles. I lived at University Village in 1999. They were fortunate that social media and smartphones didn’t exist back then, because the property was in even worse condition at the time. When I moved out, management attempted to keep my security deposit, claiming it was needed for “cleaning,” despite me leaving the unit in the same condition I found it. I ultimately recovered the deposit only after third-party intervention. There were serious habitability issues. Swarms of termites regularly emerged from a small hole in the bathroom wall and died in the bathtub. Roaches were another problem. I learned quickly not to leave food scraps in the trash, and I even found them inside the microwave. The bathroom also smelled strongly of cigarette smoke, which appeared to enter through a shared ventilatio

I initially had a good experience living at University Village Fullerton (UVF) in 2022, but things went downhill fast. When I first moved in, the apartment was dirty despite them promising it would be cleaned. By 2023, I had new roommates assigned last minute who were messy and hard to live with, and management didn’t even provide accessible parking for two disabled residents, causing them to cancel their leases initially. Maintenance became a nightmare. Sewage started coming up through the kitchen sink, and even though I reported it with photos and videos, it took months for them to fix it after constant pestering. Then, in April 2024, our bathroom hallway ceiling started leaking. Despite multiple requests, it wasn’t properly addressed until August after I had to call the health departme

Please read if you are a student considering leasing here. This apartment is very inconsiderate towards students. Construction is loud and messy. The leasing office informed residents that construction would not begin prior to 8am and no work on Sundays. However, the Sunday before finals week (5/15/2022), construction was happening at 7am. I have reached out various times to the leasing office about this issue and they ignore me, showing how inconsiderate they are to students. They take advantage of students since they are young and are not aware of what’s right and wrong. For instance, they shut off our water with less than a 4 hour notice for 4 hours for a non-emergency reason. Another time there were cement trucks pouring concrete until 9:30pm on a Thursday. It’s very hard to get any sc
