As a well-established Grand Rapids real estate agent, I’ve worked with countless property management companies and landlords over the years and I can honestly say I’ve never had more difficulty navigating a situation than I have with The Valley, more specifically with Molly and Ed. To be fair, both Molly and Ed have been helpful at times and seem to be doing what they can within their limits. My frustration is more with the system itself and the way The Valley handles its processes, which have caused me months of unnecessary setbacks and stress. Every time I have needed assistance, Dante has responded promptly and gone above and beyond to ensure the job is done right the first time. Nick is always pleasant when he is here to fix anything. He came here and found the issue in no less than 3 minutes. He also fixed the issue just as fast. Highly recommend him receiving some type of recognition if I were in position to do so.

This is the worst complex I have ever lived at. When we moved in, our refrigerator had a giant hole in the side of it and it took them MONTHS to come fix it. The first 3 months, they charged us for the utilities despite us paying it the correct way, and getting them all the information they requested BEFORE moving in. After we caught this scam, they fixed it for 1 month and then did it again for 6 months until we caught it AGAIN and it took them almost a year to refund us. And let’s talk about how long it takes maintenance to come fix anything. It takes weeks for them to do anything, including stuff like fixing the heater/AC unit, which is 100% the fault of this place not hiring enough staff. Our family has been here for around 4-5 months now and we love it here. Ed is the main person we have interacted with and he’s always so polite and helpful. All of the staff we have met have been very nice and understanding. Maintenance staff is also very friendly, our place hasn’t needed any work because this place has done such a wonderful job keeping up with everything but, we’ve interacted with maintenance on the grounds and they’re always so nice. The town house itself was very clean when we moved in and nothing has needed fixing. Upkeep is great, neighbors are great, and the area is conveniently located with tons of stuff to do.
