The Ridge at Headwaters

This  company exploits tenants because they know most tenants won't have the time or legal resources to fight back. We had a generally good experience living here. The complex is clean, and well-maintained, and the staff is friendly. However, there are  major downsides. First, if someone lives above you, be prepared to hear *everything* — from coughing to beds creaking and private sounds your neighbors should not be hearing. The noise insulation between floors is poor and can get frustrating but that's apartment living these days with these newer builds. More importantly, like previous reviewers have warned the management charges outrageous move-out fees.  The term unlawful could be applied based on Landlord Tenant Law. We were  billed $520 for carpet replacement and $199 for repainting

This place is ran like a slum. There is a chronic stench that haunts Building 18, which management will pretend they don't know about, despite the fact a woman in 2022 paid them a $3400 lease termination fee to escape it. I know because I asked her after finding her review. Every unit here gets the Landlord Special: dog hairs painted over the wall, sloppy work remediating water damage in the bathrooms, etc. And by the way, you pay for it. Upon giving my move out notice, I was informed that I would receive standard charges for small patches of paint, or carpet wear. In other words, "normal wear and tear", otherwise known as the legal definition of expenses that are not borne by the tenant. I have lived in several apartments Over the years. The ridge at headwaters hands-down The best! The apartments are spacious and very clean. The management is awesome. The maintenance team is on point with request. The neighbors are great. I am so happy I stumbled across this apartment complex.

Very nice and quaint apartment complex with small pool and dog park amenities. Parking is limited at times. Really liked the apartments but the rent is on the high side. Need to offer incentives to keep current residents renting there. Glut of apartments mean you must lower rent to be competitive. Left to save significant $$$

Melanie was so kind and helpful through the entire process of getting approved for our apartment! She kept us informed every step of the way! Melanie makes the entire process comfortable and she couldn’t make you more excited to be here! The apartment is beautiful and quiet. 10/10 recommend the ridge at headwaters!
