The Reserve at 1404 & 1200

Been here 3+ years. Great ownership, great management. Properties are kept up well and there's always some improvements happening. Maintenance is quick to respond and address any problems. Quiet community and Lord of open spaces for kiddos to play.

I’m writing this because I am honestly fed up with this apartment complex. I’ve called countless times today for just someone to come get a ring out of the drain. Simple. I’m writing a review now just telling others what no one told me & have already decided to break my lease now but property management is HORRIBLE and they have a whole new management team…Regardless of who’s running the place they make it hard to get in touch with them for the smallest shit. It doesn’t make sense, they never are in the office and don’t answer the phone even for emergency maintenance requests. Even with regular maintenance request, you have to keep calling and harassing them hell. I moved out here Sept 2024 and had water leaking out on my floor the first few days I moved here. Done come here! They just want rent on time and other than you are on your own. They will fix bare minimum. There is NO EMERGENCY CONTACT NUMBER. The hot water tank broke over weekend and no one to contact. Thank God the apartment heating system was working otherwise we would have been freezing in night.

Do not move into this complex. They don’t care about your living condition. They don’t fix anything until you’ve put in at least 30 work orders. Their rules change every other month. I have been living in horrible conditions since the new management team took over (over a year). They don’t keep up with proper document or receipts. They lost my rent payments over and over again. The people who have had the worst experience don’t have access to internet so they can’t write their reviews but I will write one for them and me. A tornado came through early last year and the roofs got destroyed and have yet to be fixed. It has been at least a year. The pipelines here are destroyed and they haven’t fixed those either in over year no matter how many times you complain they just pat you on the back

I have been living here since July 2016 and I absolutely am fed up with the management, maintenance staff, and the apartment as a whole. They are truly unprofessional and obviously are not qualified to run an apartment complex. I have had many maintenance issues that have gone looked over and not properly fix, just "patched up". For example, my roommate and I were experiencing issues with our water not heating up. It was reported immediately, but did not get fixed until weeks later. Another example was the AC began to blow hot air even when the thermostat was turned all the way down. The next day it was reported and it did not get fixed until a month and a half later, that was April of this year. Fast forward to the ending of August the AC stops cooling.
