The Orchard at Portofino Vineyards is truly a beautiful property and such a wonderful place to call home. The community is incredibly well maintained, peaceful, and surrounded by gorgeous landscaping that makes it feel like a resort every day. From the amenities to the overall atmosphere, everything feels clean, modern, and thoughtfully designed. Cely, the property manager, really makes the experience exceptional. She is professional, attentive, and genuinely cares about the residents. You can tell she takes pride in the community and goes above and beyond to make sure everything runs smoothly. From the moment we started looking at apartments The Orchard has been so kind, on top of things and going above and beyond to ensure we were satisfied. This was my roommates and I’s first time renting and The Orchard has helped us every step of the way. We have been here for over 6 months and whenever we need something maintenance is on top of it, the staff is super friendly and always willing to help. Couldn’t have asked for a better experience. Huge shoutout to Nico for walking us through the entire leasing and moving in process. Very satisfied!

Please see January 2026 UPDATE at bottom. Moved June 2025, moving out August 2025. Every piece of flooring in the unit has exposed adhesive and concrete. Serious health risks with exposed sub-floor and adhesive but the management says it’s satisfactory. There is not one piece of vinyl plank flooring in entire unit that is sealed. All vinyl plank needs redone. You can not clean it. We have to get an attorney involved because the manager is afraid to talk with anyone and sends her employees out to take care of things. They will not work with you. Also, the internet here has been out multiple times in 7 weeks. Recently the entire weekend. No TV, nothing that is connected. Our trash was forgotten and left outside. This place is not a good place to live. There are better places. Mind you this

This is a beautiful property and the amenities really are great, but the move-in experience was more stressful than expected. Our appointment was delayed because of an ant problem, and unfortunately that issue actually got worse once we moved in. We also don’t have ceiling fans, which feels like a basic necessity, especially in Florida. Overall, the community has a lot of potential and has been great in many ways so far, but for a “new” complex it’s clear that others have lived here before and some things still need attention.

Amazing service! It has been a great experience with the leasing team as well as the maintenance team. Overall we are very happy to choose this as our new community!
