I’ve been living at The Lyla for about six months and I can confidently say that Jarad has been one of the biggest reasons my experience has been so positive. He constantly goes above and beyond. He’s incredibly knowledgeable about the property and always quick to help. Whether he’s answering a question, following up on a request, or checking in to make sure things are running smoothly, he handles every interaction with patience (and I always have too many questions!) Ok so for the nitty gritty: The community itself is stunning! Everything from the modern fitness center to the resort-style pool and beautifully maintained common areas speak to quality and comfort. Extremely Disappointed If I could give one star just for maintenance, I would but even that feels generous. While the staff appears to try, they are not transparent or reliable. I first noticed noises that sounded like a mouse, and at first, I didn’t believe it. Then a guest of mine saw it and confirmed it was a large mouse. The following day, I saw it myself running around the apartment. When maintenance came, they claimed they “couldn’t find anything,” trying to make it seem like the apartment was in perfect condition. I eventually caught the mouse myself, which made it obvious the issue was real. It was frustrating to feel dismissed and treated like I was exaggerating.Before I ended my lease, maintenance said the apartment was in “great condition,” even though the AC barely worked. Once

Update after living here on a short-term lease: Pros: 1. I lived on the first floor, and the walls were very soundproof; I never heard my next-door neighbor. I could hear the upstairs neighbor occasionally (heavy footsteps and late nights), but that’s normal for apartment living. 2. With a vehicle that tends to attract attention, she was never broken into or damaged. I travel frequently and would leave my truck parked for 2–3 weeks at a time, and I never returned to any issues. 3. Trash was consistently picked up on schedule. 4. I like very HOT BURNING showers and hot water was always available no matter what time it was. 5. I never needed to submit a maintenance request, so I can’t speak much on that. AVOID THIS PROPERTY AT ALL COSTS: Unethical Billing & Pest Infestation I lived at The Lyla Apartments in Richardson, TX, until January 2025. We terminated our lease early by agreement due to severe cockroach infestations and chemical exposure that made our home uninhabitable and hospitalized our dog. Upon move‑out, I received a final account statement from our previous property manager showing $176.12 owed, waiving our termination due to unresolvable issues on their end. Months later, the new manager, Precious, fabricated a revised statement adding over $1,700 in false “insufficient notice” fees and sent it to collections without any notice, damaging my credit.
