The Greens at Lake Overholser

I was moved out of this apartment, and I’m very disappointed with how they handled my move-out charges. They are trying to charge me $1,600 for carpet replacement, which is completely unreasonable, especially since I did not cause any major damage. The apartment was left in good condition when I moved out and cleaned I was cleaning all the day and after that they wanna charge me this is ridiculous . It feels unfair and unprofessional to be charged such a high amount for normal wear and tear. I tried to talk with management to understand the charges, but I didn’t receive a clear explanation. I hope they take more responsibility and treat future tenants more fairly.

Lived here in 2024 for a year, and could not have been happier! The front office and maintenance staff were friendly and helpful. They live on property and make themselves available 24/7 for emergencies. Had one issue with the nozzle in my shower on a Saturday morning, and maintenance was there to fix it within an hour. The quarterly maintenance and pest control are a major plus! I have seen reviews on google, where people had issues with roaches, but I never saw a single one in over a year. There are a lot of spiders in the summer due to the property sitting on the side of a lake, but with proper pest control, I only saw 3 in my apartment during the year. The reason I gave a 2 star review is simply the location, it saves it from being a one star. I have lived here and I have many friends and co workers who have lived here and some are still there. The Cons and none of this is opinion it's facts. 1) I have been in probably about 20 of the apartments. Not one when someone moves out, gets cleaned correctly. None of the appliances are pulled out to clean underneath (it's disgusting) that is mandatory in a move out, prevents bugs, smells and it's sanitary for the next family moving in. Including sink and shower drains. Literally in the 20 I have been in that belong to friends, not one was it done. Layers of food, hair trinkets of all the previous tenants. My real honest review. Moved here in June from a different state. I would like to say that me and my family love our apartment. The office staff have been extremely helpful. The maintenance staff have been there every time we’ve needed them. The outside has lots of spiders but I think that’s because of the area. Yesterday, there was a spider on my door and I’m completely Terrified of them. I called the office and maintenance came right away to help me out. I don’t know of many places that would do that. The office has helped me twice now with my lost packages also. We have seen a couple unwanted bugs in our kitchen a couple of times which can come with being in apartments a lot of the time. I have lived here for over 8yrs. It's quiet, never had any issues with bugs inside of the apartment. Appliances never went out on me. Maintenance was fast and reliable. Front office staff always was helpful. My only issues would be traffic got very hectic in the front and we only have one entrance open. Lawn service quit doing bushes and shrubs so they're over grown. Also people not picking up after their animals. Over all I would recommend it! The only reason why I moved was because I needed a change of scenery.
