The Bend at Broad by Cortland

I do not recommend The Bend at Broad by Cortland—or perhaps any Cortland property. The last 13 months, on top of regular life stressors, have been a nightmare. From day one, our apartment smelled like marijuana, despite the property's no-smoking policy. After nine months of complaints, emails, and meetings with management, the original tenant left, but the next tenant also smoked inside constantly, forcing us to deal with the constant odor until the end of our lease. My car was vandalized by an angry girlfriend of another tenant. I filed a police report, but the leasing office was unaware of the situation. The tenant whose partner damaged our cars chose eviction over providing her information, leaving me to file a claim through my insurance and pay out of pocket for the damages. Separately

This place has been going downhill. The original manager unfortunately passed. She handled things with care and grace. Then someone else stepped in who is also no longer working here as of last year and it is extremely evident. Everything has been a hot mess ever since. The trash compactor has been broken for 3 months. The office closes whenever they feel like it. They claim their phones are always having trouble. No one ever knows what's going on. They are just as unorganized in person as they are online. They do not answer emails. The hallways are always filled with trash. The valet trash only comes 2-3 times out of 5 per week if you're lucky. The office handles none of your problems or concerns, all you are met with is sorry or you are just dismissed. I would never recommend living here. We have only been here 5 months and our experience has been awful. Our apartment constantly smells like weed to the point that our apartment has been smokey. “Smoke free community” is not a policy they follow and the leasing office doesn’t do anything to help. We have complained over 20x. I’ve seen several neighbors open their car doors and throw trash in the parking lot. The hall leading up to the apartments is dirty. There is trash everywhere. The dumpster is always overflowing. I would absolutely give 0 stars if I could. Don’t live here unless you want to get a second hand high everyday from your neighbors.

Do Not Apply to “ The Bend at Broad” by Cortland Management, unless you want to be charged $300 for looking at an apartment. Disgusting. They are also attempting to charge my co-applicant, $300. This is one of the WORST places and they violate fair housing so bad. I was approved a year ago after paying off my debt and providing the satisfaction letter. They took to long so I lived elsewhere. I applied AGAIN this year and they denied me bc it still shows up on my credit?!?! WHAT IS THE POINT OF A SATISFACTION LETTER IF YOU WILL STILL DENY! That stays on your credit for 7 years! Then they told me to call and email transunion for the dispute… consistently reassuring me that transition will send me something they do to all their applicants. Well they MAILED me. A letter stating THEY CANT DO MY DISPUTE BC IT IS ALREADY IN DISPUTE WITH HUNTER WARFIELD ON ALL CREDIT BUREAUS!! I PROVIDED THAT ALSO AND STILL GOT DENIED. this company is NOT ONLY UNFAIR BUT THEY ARE EXTREMELY UNRESPONSIVE!!!
