Terra West Management Services

I was going to respond to Nancy but unsure how. So, let me say.....TerraWest has been our Management Company for over 5 years and does a great job. In the last year and half since Alicia has become our Property Manager the professionalism, courtesy, and promptness of issues has increased. Nancy, why are you saying TW over watered your lawn? That's not TW job to water your landscaping. That is responsibility of your HOA's landscaper. I've called the office many times. The only time it goes to VM is when they are lunch, out of the office in the afternoon for a Holiday, or closed for the weekend. Erin is always pleasant to talk to. If Erin or Alicia are in the office early or stay late and I happen to call, they answer the phone. When Alicia is available I talk to her. She has 16

As a board member, Terra West has provided quality services. For the last three years Alicia has been assigned to manage the Royal Vista account. Alicia is very knowledgeable on Nevada community requirements and has provided our board with professional advice expected from a HOA management service. Her professionalism has kept the board informed on the lastest Nevada laws. Alicia was also very helpful in providing guidance to remaining board members after 60% of the board tendered their resignation. Alicia guidance helped the board navigate through these troubling times allowing the board to continue conducting its business responsibilities.

In response to the review indicating that Terra West "overwatered" their yard. I am on the Board for our association and Terra West does not control watering for anyone. In our association, homeowners or their hired gardeners are responsible for setting watering schedules. Our association only hires gardening services for our common areas. In response to comments about Alicia, I have been on the Board for several years and have had a number of different managers. Alicia has been the best on knowledge and response times.

They over watered our lawn, so much so there was an over charge on $125. I contacted Alica and she said she would bring it up at a meeting. She never got back to me after the meeting. I had to call her office and was always told she was unavailable. Even during business hours,they didn't answer. One call I offered to wait. Another call I wanted to knew her bosses name, never got it.In addition they leave early and take half days. ALICIA also sent me a email that said "due to the rude and harassing nature of your phone calls" I only can contact them by email. I think its rude when people dont do their job correctly, or cut out work early everyday.

I'm the President of The Springs HOA, I took office last November. Terra West has been the management company for The Springs since early November 2023. I am pleased with Terra West and how they respond to the needs of The Springs. We do have issues with contractors but one the issue is brought to Terra West it gets resolved. The management of an HOA is a two way street and requires adjusting on occasion. Those that are not pleased with Terra West must be expecting them to do everything. Terra West manages the finances, it is up to the board to resolve issues. The board must decide which contractor to us and how much money to spend. If you are going to complain about the operations you should get on the board and fix it.
