I work in the commercial fire protection industry and have worked with many SVN managers on many properties. They take keeping the property up to code and keeping the tenants safe very seriously. I highly recommend SVN to manage any commercial property. I have worked with Lesa and Darlene the most, their professionalism and knowledge of their properties is unmatched.

I Live in Burnside. Living here has been one of the most frustrating experiences I’ve ever had with a property management company. From the very beginning, I submitted a move-in checklist with over 20 items that needed attention — months later, more than half are still unresolved. The sense of urgency and accountability is simply not there. Maintenance is poorly managed. While the staff who do come out may be skilled, there’s no real leadership. I’ve never once seen the head of maintenance, and when I spoke to him by phone, there was no follow-up. We’ve had continual leaks, repeated water shut-offs, and eventually had to vacate our apartment for several days while drywall and baseboards were replaced due to water damage. I live in Museum Bluff Condominiums in downtown Chattanooga. When I say I’m not a fan of HOA S the entire condo can attest to that being true. I have lived in many different places that do have HOA Boards but ours is impossible to work with! The demands are petty, ridiculous, childish and should be embarrassing to the people contacting your employees!!! I wanted to take a moment to say how professional and unbelievably efficient and on top of things and never misses a beat Ms Darlene Harvey is!!!!!! She has received some of the most ridiculous and insane things requested of her and without missing a beat she smiles and does her job. I would have gotten fired on day one. Renting from SVN Second Story Real Estate Management has been an AWFUL experience and I would urge everyone I know to stay away from buildings that they manage. I signed a lease on an apartment in Fort Wood in April 2023. It was PERFECT. Average to slightly high rent prices, but it was in a cute historic building and came with free parking (which is rare downtown). In August, the building was sold and property management was taken over by Second Story. The first thing we heard was that everyone in the building would be without hot water for 4 days while they transitioned utilities. The next time we heard from them, they raised all existing amenity fees and enstated 2 new fees - $50/month for an unreserved parking spot and $10/month for using the outdoor dumpster. Caleb Blocker was the best representative I have met with for looking at a place to call home. He helped me to fill everything out correctly to ensure I could lease the apartment. He worked fast, and for having a hard time with finding homes in the past, Caleb made my life so much easier. I’m so happy to move in, and I love the apartment I chose!
