Springdale Title was the title agency selected by the buyer of my house. As the seller, they never contacted me. All they requested was a mortgage payoff release via my realtor. When I arrived at closing, my name on all closing documents was incorrect (a name that literally does not legally exist). It was a struggle to convince them to change it to my legal name. They agreed to change it to my correct legal name on the deed. It was a struggle again to get them to change it on the 1099-SA which would have caused tax issues for me. And, finally, they tried to convince me to walk out of the office with a substantial check made out to a person who doesn't exist and them trying to convince me that "a bank should probably deposit it". I had to insist upon them changing the name on the check. The
