Southern Oaks Apartments

The owners haven't paid the water bill in months even though they've been charging all their tenants their portions of the water bill. Now that the bill is in excess of 188K the City of Shreveport is shutting the water to the entire complex off and forcing all the tenants to move. Some of these people don't have anywhere else to go and will have to stay in homeless shelters. The people who own this place are the lowest of the low. Once I find out who they are I will update this review with that information so that hopefully people will be able to avoid renting from them or doing any business at all with them as they are clearly dishonest and should not be trusted to either keep their word or abide by the terms of any contract. The manager in the leasing office is amazing and seems to care about the residents. If you’re ok with having a neighbor that plays loud music late at night to where it vibrates throughout your apartment you’ll like it here. The complex itself is safe besides the smell of weed when you walk out your apartment at times. All and all it’s a good place to stay I’m just a old sole who like my peace and quiet and I’ll be leaving when my lease is up. From what I’ve seen these apartments are the best by far for the price.

Great clean well maintained apartment complex. Totally free of bugs! 1st apartment I've ever in my 57 years of life that I've lived in that isn't consumed with roaches. Manager us a very sweet lady and stays right on top of any maintenance or other issues you may have. Keeps the grounds well maintained as well.

The leasing agent seems attentive and sweet but the only thing negative I have to say about this place is the inconsistency of fixing things and making sure they are fixed properly me and my roommate have been staying here for about 3 months so far and we've had constant issues with the AC going out within 2-3 weeks back to back it'll work for about a good 2-3 weeks then it'll break again. It becomes very hot in here at night if the AC isn't fixed and it's quite unbearable and uncomfortable if they focused more on attending to those issues and making sure they fixed (properly) then I would have given this place a 5 ⭐ review but considering the constant issues with either the AC or plumbing they honestly deserve just 2 ⭐ Edit: I may change it if I see improvement

My apartment got infested with bed bugs due to my neighbor and lost all my clothes and furniture, the landlord was not very cooperative and will not put me in another apt. If thats not all i also had a leak in my air united thatvhad black mold everywhere, I lived there for 3years until this happen, the place is not bad but the manager was not on myside when the I needed a plcae to stay with my 1yrs. old daughter who got bite marks from the bed bugs.
