Solis at Niceville

Oh man where do I start… 1) Monica (the manager) Monica may be one of the worst landlords of all time. Extremely poor communication and just doesn’t know how run a complex. Only reachable by email (assuming she reads emails on that day). When I had an urgent maintenance request, she first tried to discount the severity, and then she made me wait several days (and each day she promised someone was coming to fix). Often forgets to communicate things to residents until last minute, which led to confusion or problems many times. She tries to enforce rules by sending passive aggressive texts (riddled with grammar mistakes), which are promptly ignored. Renting an apartment can be challenging and coming to this apartment complex, Solis Niceville has been nothing but positive. Reading the reviews and seeing the apartment complex in person, I wanted to see for myself. I am glad I experienced the quality of the complex for myself. Property Manager, Monica and Maintenance, Dave have been very professional. Recently, rented this apartment and I absolutely love my experience so far. I am now a current resident at Solis at Niceville. The apartment is newly updated, spacious, well maintained, and has a great layout. The outside area is clean around the dumpsters, lawn maintenance is well maintained and is completed weekly, neighbors are friendly, and noise level is respectful and low. Absolutely horrendous management! I wouldn’t recommend if it were the last place on the planet. Seriously, if you value your safety and personal possessions, go anywhere else. The extremely unprofessional, unresponsive property manager is on site for a total of a few hours, one day a week… that alone should indicate how much gets done. When she is present, she continues to fail to adhere to FEDERAL ADA, as well as City Noise Ordinance guidelines. She regularly witholds pertinent information to residents, including a new portal to PAY rent and when a new property management company took over, in May, which I wasn’t notified about for almost a month. This place is affordable/safe and dog friendly which is good and ultimately why I chose it. However those are the only positives. The people who live here don't care about their surroundings, there was a lot of littering/trash and insane amounts of dog poop - almost no one picked up after their animals and walking around the complex meant you'd step in it at some point. Some dogs would also be left outside and tied up for hours or just be off leash. A lot of the complex rules were not actually enforced so people did whatever they wanted - including park in the middle of the parking lot or horizontally behind parked cars, there is only one parking spot for majority of the two bedroom apartments which was not great, leave trash on their porch for days or dump entire furniture sets next to th

Their rent is higher than similar apartment around Niceville area. This place is not Family friendly. After one year, they raise my rent by $300 from $900 to $1200. They also charge $20 for filters, but most of the time they do not send you the filters. I left the apartment five months back, still I did not receive my security deposit back. overall worst experience.
