I am the Chief Experience Officer for a professional services firm. I feel I can speak from a position of expertise to share the Skywater team is low on professionalism, communication, and do not seem to care about their tenant or guarantors experience. New tenants be warned, you must take pictures of every square inch of your unit but they WILL STILL GAUGE you when you on move out with various charges. Maybe they have a personal goal to charge tenants between $450-650/each based on comparison with other houses/tenants in Uptown. It’s criminal what Athens leasing companies pull and how little they do for you as a tenant as well as how they treat students. All the previous reviews about the attitudes is factual. If I could give this company 0 stars I would. My son rents an apartment that was taken over by Skywater in August. It’s been nothing but problematic since. This month our bank information magically “disappeared” from their portal. When I called to ask about it they were quick to take my bank/cc info but had to call me back 3 additional times because the system wouldn’t “accept” my info. Fast forward a week and my son received 2 notices of non-payment, one suggesting he would be evicted if rent wasn’t paid immediately. When I called I was forced to provide proof from my bank that the transaction had gone through. Even then, Deanna acted like she was doing me a favor by correcting Skywater’s issue. I have been living at an apartment with sky water realty since 2020. I have had a great experience with Ivy. She has always been informative, and responsive which I appreciate. The maintenance men come as soon, as you put a request in. I would highly recommend. 07/23 update had a walk through with DeAnna, and in my opinion it was not fair. It hurts to know that I have been a great tenant for 3 plus years (bills paid ahead of time, apartment was up kept etc.), and I never imagined that having a bad experience is the way that I would end my time with Skywater Reality. Very disappointed and saddened by that.

Had the absolute BEST experience with Skywater. They explained everything in the lease and there were no surprises! The leasing agents are super helpful and polite. If you need a rental in the Athens area i highly recommend contacting them!

When I moved into this apartment two years ago, I quickly noticed that it was poorly maintained. The previous tenant had lived there for eight years, and it seemed like it hadn’t been thoroughly cleaned before my arrival. The unit had no central air, and although they provided two window units, one was filled with black mold. Despite bringing this to their attention, they refused to service or replace it, stating that they only needed to provide air conditioning, but what they gave was clearly insufficient for such a poorly insulated apartment. There was also a ton of water damage that was covered up in my walkthrough. When I first moved in, rent was under $1,000, but by the time I left two years later, they were asking for $1,500.
