Long story, but worth the read: We used Sherwood Title LLC on a land closing on recommendation of a friend to save a little money over a closing attorney... should have used an attorney. First, they held up our closing over a very minor plat issue that had nothing to do with the actual property (lot label) when interest rates were increasing daily. The bank held us up too and then decided once the interest had increased 2% maybe they should close anyway, and we did. This alone will cost us $28,000 over the life of the loan, but good for the bank so they didn't care. Second, the title agent assumed that our prorated portion of the real estate tax should be refunded to the seller rather than sending it to the county because they assumed the real estate taxes were already paid by the selle
