River Hills Flats Apartments

I cannot wait to leave this place. The roach infestation is absolutely real. Pest control is supposed to be included for every unit but they've had to "treat" 3 times in under 2 months, I've used Diatomaceous earth to treat and still seeing AT LEAST one every day. The maintenance isn't serious at all. I say "treat" because one of those times I was home and all he did was spray behind the fridge. Nothing else. My heater doesn't work and I've put in a request about a month ago. Been going back and forth about him getting in, still no working heater even through that huge snow storm we got. I regret moving in here DEEPLY and cannot wait for my lease to be up. Please don't make my mistake, save yourself the misery and never move in this run down place.

I lived here for almost a year from 2024-2025. It's a mixed bag in my opinion. Pros: Location, close to bus lines, food and easily accessible to both the state and community collage. Onsite laundry, machines were usually always open for use. The room itself could get pretty dirty but mostly from people not cleaning up after themselves. Maintenance, all maintenance issues were always delt with super quickly. The maintenance guy would text and ask permission to go inside when I wasn't home to fix any problems which I thought was nice. He always locked up after leaving and I didn't have any issues with him. Safe, the surrounding neighborhood is very nice. Less than 10 mins drive away from very pricey neighborhoods like North shore. I lived at this location for multiple years never paid my rent late or anything but anytime I actually put a maintenance requested they would just paint over the mold or they would just temporarily unclog the drain I had my drain clogged every 3 months and it would back up into my dishwasher my sink and my bath. This company is the absolute definition of a slumlord they are the absolute worst and the new manager they put in doesn't care about the law and is willing to violate it. I pressure you to proceed with absolute caution if you ever do anything with Vicinia Property Management. I've seen them set out people days before their actual evictions they're not afraid to break the law if you want proof please private message me. The Property Manager at River Hills is AMAZING!! The apartment homes are a fantastic place to live!! The price is very reasonable, and they have really good specials!!

Went there for a tour, but did not have a good impression. The hallways reeked of smoke and pee, and the place overall had a super nasty vibe. Plus the studio I was viewing was super dirty especially behind the bed😓
