So I have a lot of mixed feelings for Providence Square. I’ll tell you, first, the actual living space of the apartment, in my experience, has been very nice. It’s a decent little living space. For my first negative experience, I moved in at the end of March, 2025. I had 5 days at the end of March to pay for as well as the entire month of April. I had just gotten a good paycheck, so I input the amount online that I was asked to input (I can get specifics, if needed, but this was an amount calculated by the office staff to include April and add the last 5 days of March.). Well, come time for payment of the month of May, I came to find I had late fees added (which was a LOT) for “not paying for March.” I called office staff and explained that I had input the proper amount to be taken out
My husband and I lived in this complex for 3 years and moved out about 5 months ago. Overall, it was an okay place to live. However, they kept upping the rent and I don’t think it’s worth what they charge now. Pros: - Pet friendly (not a ton of those in this area) - Every time we submitted a maintenance request, it was fixed within 24 hours and the maintenance guy was easy to work with. - Heating mechanism in the bedrooms work great in the winter. - Can’t hear neighbors through walls most of the time - Loved the clubhouse and the option to rent it out. As a review, I have what we as a family thought of the place, pros and cons: — We liked the place for the following reasons: - friendly neighborhood - nice apartments - close to everything - nice amenities - price is ok for its value - our son liked the train (train is super close and it’s loud so it might also be a disadvantage if you get annoyed by loud noises) — we disliked the place for the following reasons: - maintenance man. One time he entered while my wife was taking a bath, alone. - they “fix” things unsustainably. Appliances end up breaking again next week after the “fix” (dish washer for example) and then maintenance doesn’t explain what happened or why it broke or next steps. - after many “fixes” of the dishwasher a toxic smell of burned plastic began coming out of it. This apartment complex is located in Rexburg Idaho. I do not like living here because the management is not good and the amenities are not worth the price that it takes to live here. The apartment is pretty good but there is no closet space and it's not worth the price. In fact the rent is actually going up come September. The only reason I'm going to keep living here is because it's cheaper than everywhere else. I would give this a one-star rating but because it is the cheaper place I'm going to give it two stars. They also do not do a good job of fulfilling maintenance requests and their communication is very bad in general.
This place is one of the worst places we have lived. AVOID IT AT ALL COSTS. Tiny apartment complex the cost, rude management, and poorly maintained. Move in there was mold on our blinds in the window. Cracks in flooring. Loose carpet and nail poking out from carpet. Move out was awful. Saw another review here where a guy took them to court and proved that carpet cleaning wasn’t in the lease and got his money back. When I was told I would be charged carpet cleaning I told them no and that it’s against Idaho law they were rude and had so much attitude. I was told it was in my lease and they would show me (they couldn’t find it and told me they would email proof later and never did). They just ignored me and still took it out of my deposit.
