Do not rent from R. Fralin and Associates. I never knew how important good management mattered until I experienced the worst ever. When we first moved in the apartment had several things that were wrong with it. The garbage disposal did not work causing water to leak at an alarming rate whenever you used the sink. One of the kitchen drawers was missing. The dryer vent was not properly hooked up causing hot air to blow in the apartment. I completely understand that stuff breaks but my issue is that these problems took several months to rectify. The following summer after we moved in the AC unit went out. I have had my apartment for only two days and I’m quickly realizing why this complex is rated the way it is. There have been numerous issues and property management is non existent. There are markings all over the walls and doors that should have been repainted, the toilet doesn’t work, the garbage disposal wasn’t working, maintenance left their supplies on my deck, the drier air duct is not hooked up causing a significant fire risk, and the air filter looks like it hasn’t been cleaned in over a year. Worst of all is the inability to reach maintenance or management. No one answers their phones or responds to voicemails. They don't respond to maintenance requests and I had my mountain bike stolen from their racks below the stairs (with a lock around the bike/wheel). Someone legit took bolt cutters to it. Sketch town. Do not recommend. UPDATE: 0/10 recommend. They will charge you hundreds of $$ when you move out for standard landlord responsibilities like carpet cleaning and repainting. :)))

They don't return phone calls or multiple email inquiries about rental availability. 2 weeks out and after reaching out to them several times, I've still not heard back. Poor communication seems to be a problem with this property management company.

I love living at Parkside Grande. Maintenance always comes quickly when you need them and the units are made with high quality materials.
