Office never opens - staff always off property and closed on weekends - , never return calls To residents , phone number to office changed 3+ times. since Ms Leslie and or Mr Ricco left as Managers -property downhill since . Rent amount paid - discrepancies , forced smart upgrades , when we do not use them , Nothing fun on property for residents and their families. sugar hill community is vibrant , however , this property has spiraled down in Management ! Resided On property 4 + years many of my old neighbors have moved , The worsen I’ve seen, hoping Management get better b4 my departure . Very very frustrating with no communication .

First don’t know why my review is not visible. Anyway I moved out and can say beware of shared utilities. My move out utility for water was 79.00 and change. Was not physically there since 11/3. So in 15 days I’ve paid for others use! Totally not fair when one person is in a unit versus a family. Should be individual like many other places. The response from management is poor. My final day I went to the office to turn keys in at 11 am and maintenance staff informed me no one was there. Office hours are not adhered to as posted. Property management has definitely deteriorated since Audubon took over. Not responsive at all. I informed them of beer bottles left in an area a few months back and they were still there when I moved out. Definitely was a nice location and interactive

While being shown units there was things such as animal fecal on window seal . Pet iron stain in carpet. They state on the site new appliances nope!!! There is no microwave no pantry. The appliances such as refrigerator and dishwasher aren’t even big enough to fill the place that is there for the appliances. They claim they provide WiFi as picking up keys I asked about the WiFi I was told I would receive an email I did but not valid. That was Friday it is Monday office has no answers. They have to get back to me just so I can stream anything. I called the provider which can’t get out till Wednesday on my dime. I was offered a much larger unit 2/2/2 which with in 10 mins was told it’s gone even though I already had approval. The 1 car garage I can’t even park in due to it doesn’t fit. I own

Very poor management I was in the middle of filling out an application online I had to pay the application fee. The apartment was already rented out they had no more. It's been three months I still have yet to receive my application fee back from them. They said they mailed it still haven't gotten it back. They will not answer my calls they text with a message and will not respond when I have questions. Happy I did not move into this place. Iam adding to my review it is now October 15th 2025. Ive been going through this since April with this place and they still have refused to refund me my application fee. I now have a lawyer who will be serving them papers. Yes it cost me more to take them to court but Iam ok with that. It's stealing at this point and no one deserves this treatment.

Worst Apartment Experience Ever. Stay Away! I would never recommend this property to anyone looking for peace of mind. Once you pay the $370 application fee, good luck hearing back from them. I applied for a unit, got denied, and it’s now been almost three months—still no refund. I’ve called countless times and no one answers. I even drove an hour to the property to follow up in person. Mario, one of the leasing agents, told me it would take “a month” to process my refund. Well, it’s been almost three months, and still nothing. He also completely ignores text messages. This place is completely unprofessional and disrespectful of people’s time and money. I have already spoken to my lawyer, who is willing to pursue legal action if necessary. Save yourself the stress and look elsewhere!
