Oak Valley Apartments

DO NOT rent at Oak Valley Apartments, or any Elevate Living properties. I moved in February 2022, originally having applied and been approved for an apartment at Redstone Commons (their sister building). It wasn’t my first choice, but I was in a bind, and they accepted my application quickly. I had everything ready — renters insurance, address change, moving plans. Then, literally hours before move-in, I got an email saying the apartment I was set to move into wasn’t ready — even though they’d had two weeks to prepare it. My only options? Delay my move another two weeks or move into a more expensive 2BR at Oak Valley. Obviously, I chose Oak Valley, as I had nowhere else to go. Looking back, I believe this was intentional — Oak Valley rents are higher, and they got more money out of me.

I swear these people do not want to rent the vacant units. You can't get through the dang call center to the actual office. I got off work early to rush over here before 5. I got here at 4:44 and they refused to show the unit. I have explained I work 8-5 too. SMH

I lived in a unit for only two months before i HAD to move out The unit had a leak coming from the outside in which lead to water entering my bedroom and they “couldn’t do anything about that” it got so bad to the point where it made my dresser moldy and made my bedroom unlivable so i was basically paying for a studio apartment at that point. Corporate did not care whatsoever and didn’t even offer to move me to another unit (which i wouldn’t have done anyways) I got sick due to the mold and mildew in my unit and from the hole in the wall in the hallway that was full of black mold and they did nothing about it for over a month. the hallway would always get soaking wet when it rained too due to water leaking in from the storage unit. it was nothing but water problems for the two months i liv

They be scamming people eco fees are included in the rent and you get build 2 for them it's illegal in iowa they are greedy and they lock you out of the portal so you can't pay rent and they give you illegal excivise fees and they are currently under going a lawsuit right now they do illegal evictions and the don't fix things the have other properties also like red stone commons jersey ridge I am still in my apartment about to be evicted because the excessive charges that is on my account 10\23\2025 that was posted on the 10/06/2025 don't rent on there property this is a warning there is a 60 dollar late fee and a 25 dollar 3 day notice fee and you pay a extra 33 dollars for your eco fee which are included in the rent which means when you pay your rent your eco fees are built inside of

I do not recommend renting here. I’ve rented at Oak Valley Apartments for 2-3 months now and my experience has been horrible. To start, from my first day actually moving into the unit it was absolutely filthy as if they didn’t clean prior to me moving in. For example there was still pubic hair and who knows what other substances in the restroom from the previous tenants. There was also what looked like crayon on the tile of the kitchen floor. And this is only the start. My partner and I in the first month of living here have also experienced pest problems. Not only when we first moved in were there dead bugs in a few locations around the apartment, we also had a mice issue almost two weeks after us living there and I can confirm there was no way we could’ve brought any with us considerin
