I am beginning my 4th year as a Board Member of our HOA in partnership with Liberty Property Management. I have always felt that everyone who works there is willing to help in any way possible. Our community manager Sarah English has always been prompt, professional and responsive to our needs. She is very knowledgeable and willing to seek out answers to any questions she may not already know off the top of her head, which is not many! I had occasion to stop by their office unannounced to get clarification on an issue and was pleasantly greeted. It was close to end of day but I was immediately ushered into the office of the owner Kevin Denny and when he wasn't quite sure how to solve the issue he called in the CFO. I’m with Jason. This management company does not do a SINGLE thing about anyone violating community rules. They recently took over the Auburn Station HOA and this neighborhood is now a complete joke. 15+ people have their homes for sale in this neighborhood and we will be moving out ASAP. 100+ cars parked in the roads at any given time. Such a simple fix, take a photo, send a fine. Yet they can’t even comprehend this. I’ve never been part of an HOA where the HOA doesn’t do a single thing. Every response they have to a negative review is some excuse as to why they can’t control their communities yet the issues are an easy fix. They are too scared to fine anyone for parking or disturbing the community with barking dogs all night. Don’t waste your time joining any community they are a part of

I personally have had a great experience with Liberty Community Management, especially our Community Manager Kevin. He consistently went above and beyond for our community and was a true asset to our board. He handled every situation with professionalism, patience and integrity. Which I truly appreciate. Kevin was always quick to return calls and emails, and if he didn't have an answer right away, he made sure to get one. His follow up was always prompt and his responsiveness truly sets him apart. I had the pleasure of also working closely with Nicole in approving or denying ARC requests. She was always a pleasure to interact with and her responsiveness was always very quick and professional. I have worked directly with Liberty Community Mgmt since joining the Gwinnett Carrington HOA in 2019. Our first community Liberty rep was Robert Hitchcock and later Sarah English. I can only share praises regarding their quick response anytime we reach out to them. Liberty is the first and only management company employed by GC community. This management company has been a nightmare to work with. They have been managing a community that my parents home is in and they have placed unjust and ridiculous fines against the property and whenever the homeowners have reached out to speak about and correct the issue, theres has been nothing but negligence in their responses. They have not ever responded in a timely manner and have made multiple attempts to add late fines to the association dues that have been paid on time. My mother, one of the owners of the property, has emailed and sent a copy of the cleared check that was sent to pay the annual dues with plenty of notice several times. The check was cashed and cleared prior to the due date. Whenever she emails the management company with the information they have provided her, t
