Ledford at Hamilton Place

I have lived here since June of 2021. I’ll be moving out this year just to save a little bit with roommates. I believe Second Story Management took over shortly after. I was not super happy with the old management. But this new one has really stepped it up. New AC units, new roofing finally fixed after the tornados from forever ago. And the dog park got cleaned up and there’s always bags in the cleanup stations. The landlord Terri is so kind and understanding. Maintenance requests are actually done on time and speedy now with the new management. And the pool service is actually regular now. I do wish it stayed open later, but I understand since theres not an active like pool monitor. I do wish it had more amenities for the price, but overall it was a great starter apartment!

I recently moved here from out of state. Terri, Beth, TJ and I think the other guys name is Tanner have been super awesome with me. It's solid, I only gave 4 stars because of the missing kitchen drawer and the bathroom flooring that needs replaced. But, Terri has been working on getting it replaced.. they've been quick with taking care of complaints as well. The pest control service they use should probably be looked at, but I hardly see any roaches anymore (using my own baits.) This place is quiet and they help me with anything I need help with getting hung up on the walls. Honestly, this place isn't as bad as some of the negative reviews you may read. These people are working hard on getting things replaced and taken care of, such as painting and getting new roofing, etc. Super friend

***WARNING*** DO NOT COME HERE !!! I have a family member that stays over here who is going through hell. The new management lady Debbie is awful and doing illegal things to disabled, elderly and autoimmune deficient people. There’s mold in my family members apartment and it has been moldy for the last two years. They send someone out who only paints over the mold only for it to come back in a few months. They have no regard for their tenants seeing as though they threaten to sue, send eviction notices, and tell their tenants, “you can just go somewhere else!” instead of fixing the issues they’re responsible for fixing as a LANDLORD. They don’t offer discounts or offer to put tenants in a new Or substitute apartment while they fix the issue. They make their tenants suffer and breathe in to

Understand that when you’re touring an apartment here, you’re only seeing it at face value. When I actually moved in, the disposal and washing machine were broken. I’ve asked them to replace the washing machine because it doesn’t fill up nearly enough water, and they have repaired the line to it twice. The washer is working now, but it was a process. The worst part is that my bathroom flooded the first rainstorm I was here. They said it was a leak from the outside but it still hasn’t been fixed because it still leaks into my bathroom. The price is good for the area, but that’s the only “perk”. ****I would like to edit and add that the “community director” never reached out to me. My apartment floods each time there is a hard rain. Renters beware!! I had a horrible experience during my short time here. The staff moved me into an apartment that was full of black mold and I ended up losing out on work, because of getting sick from the mold. They did let me break my lease early but have been acting difficult in regards to returning my deposit. On top of that, I have even had other tenants inform me that apparently the whole complex is known to have black mold issues. If you move here, definitely bring a black mold kit and be prepared for the worst. P.S. I included some photos of the air conditioner for the apartment I was in.
