Landing at Arroyo

The Landing at Arroyo is a quiet and beautiful community. I just moved in recently, and I've had pleasant experiences with the management. PJ the leasing consultant was extremely friendly and helpful throughout the entire process. From the touring, application processes, move in date, and everything went smoothly and stress-free. Chilly and PJ, they really care and made sure I feel comfortable with my unit. Furthermore, thank you for the thoughtful and lovely welcome basket! It truly made me feel right at home. Overall, positive experience and the leasing staff were great and always available to assist with any need.

I can’t say enough good things about Franky and PJ at my apartment complex. I had a stressful key situation and was completely overwhelmed, and they both stepped in and helped me right away. Franky from maintenance was incredibly patient, and willing to go above and beyond to help resolve the issue. PJ in the office was understanding, supportive, and quick to assist, which instantly made me feel at ease. It truly makes a difference living somewhere with staff who genuinely care. Their professionalism, compassion, and willingness to help did not go unnoticed. I’m so grateful for both of them and appreciate everything they did! Highly recommend thank you, Franky and PJ!

I am so disappointed and regret living here. PJ the property manager is a terrible person to deal with, not friendly at all. Accused us of smoking weed in the apartment when we were out of town that week when they said they smelt weed in the hall way. First of all, we don’t smoke or drink at all. Of course he had to accused us because my husband is black. Smh. (Not every black people are bad PJ) lol Then they charged us like crazy for the moving out inspection when our unit is like brand new. Carpet is pretty clean, everything in our apartment look brand new. Nothing broken. We are professionals working everyday and barely home. Please save your money and rent somewhere else, they just want your money. It’s not worth it. It’s Bullshit! Don’t trust their words, run from these people yall. S

I recently moved into The Landing at Arroyo apartments in Simi Valley, Ca and I couldn't be happier with my decision! From the moment I inquired about available units, Sofia has been incredibly helpful and responsive. She went above and beyond to make the leasing process smooth and stress-free. Sofia's professionalism and attention to detail were evident in every interaction I had with her. She took the time to understand my needs and preferences, and was able to guide me through the selection process to find the perfect apartment for me. Harassing neighbors that the apartment cannot do anything about! For the past 2 weeks on Friday evening the door of our apartment and our neighbors apartment have been kicked by teenagers living in the building. My husband chased after them and saw that one of the group of six teenagers must live in the building as they had access to the building via a key card. We called the front office after it happened the first Friday (2/13/26) and left a voicemail. Never heard back and when my husband followed up, they claimed they never received the message. The girl in the front office stated all they could do was send out an email to the residents of the complex. This is unacceptable and unsafe for our two year old child. I understand the complex can only control so much, but they should really t
