Kyle Farm by Patrick Malloy Communities

The houses are really nice, this is a community that would have been great to get into 3 to 5 years ago when the prices were in the three to four hundred thousands, but now these prices are from $600 to 900,000. But it is still a nice community, great Resort like amenities. The houses are very spacious and they have great floor plans.

This was a very nice and secluded neighborhood in powder springs. The community itself was huge! They had nice home layouts in the model homes we visited. I loved the set up of the model homes in the front of the community. You were able to tour each on your own. While this allows you to move at your own pace, it would also have been nice to have a guide to point out what's standard, what upgrades look like.... things like that. We visited in a Sunday and there were several other visitors, but only 1 agent. She did well in providing direction though. I don't mean to be disparaging with this review, however we were really unimpressed with this community after visiting this past weekend. I thought I'd write a brief review in case it's helpful for others who also might be interested in Kyle Farm. Looking at the community's website, I was ready to hand over my money. The homes, neighborhood, and amenities looked like Shangri-La. We quickly made an appointment and were excited to see it in person that weekend. Touring the models, they're impressive at first glance, however it quickly became clear that the construction is shoddy. I completely understand that folks are coming through all the time so they take some wear and tear, but at this price point, my wife and I were shocked at some of the things we saw. Bowed molding, hollow-sounding

Went and met up with my great friend whose is more like a mother to me, Mama Annie to see the construction of her new house being built. It is beautiful and so large. Seems like a very nice community.

The Homes are Drop Dead Gorgeous! If you're ready to sell and Move this is the Place to Be. Swim, Tennis, Volleyball and Park. Gorgeous Clubhouse.
