Kapilina Beach Homes

Kapalina beach homes have been such great hosts to my family and I during our move here from the mainland. Liani took care of everything before we got here and we’re happy to call this neighborhood our home. (Also being a block from the beach is a plus)

I recently moved away and wanted to share my experience for anyone considering moving in. It honestly pains me to write this, because this place used to be a great community with so much potential. Unfortunately, things have declined significantly over the years—especially after Greystone took over. Management has become increasingly unresponsive, and at times it feels like paying residents are treated as an inconvenience rather than valued tenants. Basic upkeep has been neglected to a surprising degree. The grass is often left uncut until it’s nearly 18 inches high, and some neighbors have had to submit emergency work orders just to get it mowed. Maintenance overall feels like a series of shortcuts and quick fixes, as if the property is being held together with duct tape instead of prope

Do not live here. Ants. Roaches. Rats. And maggots. All in my first week here. Absolute hell and my worst nightmare. You get the Landlord special to fix all problems, it’s just not worth it. Do yourself a favor and find somewhere else to live. Wanted to add to this - even after MULTIPLE pest control visits and complaints , the only thing done about the rats was nailing a wood plank to a spot in our kitchen where they came in and out of and offering to put sticky traps down. They’re still in the walls, they scratch at the wood plank, and there’s roaches consistently here (even right after they spray) they never take care of the lawn or amenities, the pool is closed constantly as well. There’s many residents taking legal action against the community , they lie about how much your utilities

Maintenance worker JAREL is awesome. He fixed all my work orders in a timely matter. He thoroughly finished til the end.. Great personality always open to answer any questions I may have. Mahalo Kapalina Beach Homes.

Visiting Kapilina Beach Homes has been such a wonderful experience! The community is beautiful, well cared for, and truly welcoming. The maintenance staff deserves special recognition—they are responsive, professional, and go above and beyond to ensure everything is kept in top condition. I’d also like to highlight Pono Higa, the Community Events and Marketing Coordinator. Pono does an outstanding job managing events, always attentive to both guests and residents, making sure everyone feels included and has a great time. His dedication shows in every detail, and it really makes the community feel like home. Overall, Kapilina Beach Homes is more than just a place to visit—it’s a place where you feel cared for and part of something special. Highly recommended!
