DO NOT BUILD YOUR HOUSE WITH KHOV! They promise that your home will match what you see in the model, but the actual construction and finishes are extremely low quality. We paid extra for multiple upgrades, including oak wood stairs, which looked nothing like the model home. The stairs squeak constantly and are clearly not solid wood, despite what was promised. When we raised concerns and asked for these issues to be corrected, nothing was resolved. The ceilings and walls are uneven and bumpy, and even after a follow-up visit over a year later, these problems were still not fixed. There is also a noticeable dip or hole under the carpet in one of the rooms. Additionally, the bathroom light fixtures are installed unusually high. As first time home buyers, K. HOVNANIAN made this the worse experience EVER! I would NOT RECOMMEND building your home by KHOV in the Embrey Mill Neighborhood! Please go with a different builder!! The sales rep will try to get over on you! Make sure you go over your contract multiple times and have everything in writing! Here’s how they tried to get over on us. 1. Things were going great we signed the contract and were excited to get things moving. A few days after we signed is when things started going left!! We had picked the Henley model and they said we can no longer get the fireplace because Stafford county said there was some type of structural issues and none of the Henley models could have fireplaces in them anymore if you want to get the sliding glass door as well. That was false!

I’m really disappointed with the K. Hovnanian builder at Embrey Mill and would NOT RECOMMEND them. They DID NOT provide features that were promised during the contract signing. They tried to take away the sliding door, fireplace, or basement den. Apparently, there was some structural ordinance from Stafford County that was proposed that we had to get rid of one feature and it was going to effect all the Henley models from then on. Which made no sense at all, so I asked for proof and there was none. I called Stafford County, they were unaware of the issue. I checked KHOV’s website and they were still offering all the features on the model. Clearly, they were being dishonest. I’m guessing that every experience is different. Our home with KHov is in the process of being built and so far, the process has been great. The ladies we work with have been nothing but exceptional and each incentive promised has so far been kept. I’m praying everything continues to go smoothly and excited about finishing the process. No bad experience for my family. Keep God in the center of all things that you do and things will go smoothly.
