I Am A Patient At A Facility Leased Via Jackson Properties At 303 University Avenue In Sacramento CA. This AM A Security Gauard Approached Me, (The Same Officer Had Came Up Behind Me Once Prior And Grabbed My Coat As I Was Picking Up My Item's To Depart.) This AM He Approached Me While Walking To The Store By Walking Through The Facilities Parking Lot. He Told Me That I Can Not Walk Through The Lot, He Also Stated I Know You Are A Patient But You Can Not Walk Through This Lot. (Racist) I Am Black And He White Many Other's (Not Being Black) Had Gone Through The Same Lot This AM Without An Issue. I Informed He That I Was In Need Of Nutrion, I Am In Meed Of Walkung To The Market For Food, And Will Return To Pick Up My Item's. As I Walked Toward's The Market He Walked Inside Of The Building

Too many fees in my opinion. Ben is very helpful and responsive when issues come up. Would like to see some provisions and consideration made for long time tenants. NNN fees seem high to me. I previously rated a 1 star which was a little inaccurate. Our space is good size but I'd like to see better parking lot up keep from the landscaping company or get rid of them all together. I do more cleaning of our front parking lot area than them. Maybe that portion of our rent could be reduced in the aspect. Security could be a little more visible in higher incident areas of the complex as well.

I rented with Jackson Properties for three years, and it was a great experience. The staff are lovely and friendly. They truly seem invested in your experience as a tenant, and seem to know and recognize many of the students that rent through them.They have free breakfast during finals week, and hand deliver adorable goody bags for different holidays (like Halloween and Valentine's Day) to your door. Leanne in particular helped my roommates and I find both of our houses. She understood what we were looking for, and showed us great options. When it came time to choose which house we would sign for, she took time out of her day to make sure we were able to rent the one we loved. Good luck trying to see a property. I reached out several times to an individual to view a property and repeatedly asked to be called to set up a time to view a property (with no response). Decided to call the office instead to see if someone else could help and it took SEVERAL days for a response with the the SAME generic email that I received from the initial representative weeks earlier. I just hope there is not a property owners $$ being wasted from lack of service for prospective clients to lease their property.

It started out ok but all honeymoon needs to come to an end.I would like to exercise my freedom of speech and share my thoughts. When everything is good then everything is good. But if there I any issues jackson properties either don't care or nickel and dime you for the repairs. Their leasing contract favors themselves and the landlord. They will play favorites as the big boys that rent out more units get to bend the rules or ignore the rules and the little guys will get hassled. They do not care about the condition their units are in as they don't do walkthroughs even if you request it and will assume pre existing issues are your problems.
